DVCNews Debates: Minimum Buy-In

The minimum purchase threshold for Disney Vacation Club ownership has been on the decline for many years.  At one stage in the 1990's owners had to purchase at least 230 points in order to join the Club.  Later these numbers declined to 160 points, 150 points and 100 points as a minimum.  There are reported instances of DVC allowing a first-time buyer to purchase even less than 100 points as a new owner.  

It leads one to question the impact of these reductions impact on owners and DVC itself.  Smaller contracts would seem to help make DVC more affortable to some buyers, however a reduction in the minimum purchase means smaller and smaller contracts with largely the same administrative overhead for the seller.

Disney Vacation Club's direct sales of points faces stiff competition from the resale marketplace.  Buyers can often purchase a nearly identical product for a fraction of DVC's direct sale prices.

One of the tactics that Disney seemingly uses to discourage resale purchases is to delay the administrative process of transfering ownership.  Between slow responses to the mandatory Right of First Refusal and lethargic post-closing recognition of the change in owners, it will often be 90-120 days from the orignal offer to the point where the new owners can make their first reservation.  While there does not appear to be anything illegal about such delays, are the proper?


 Topic:  Is it appropriate for Disney to stretch-out the resale purchase process while giving more favorable treatment to direct buyers (who tend to pay much higher prices)?

Deluxe Studio villas at Disney's Polynesian Villas & Bungalows are the largest such rooms that Disney Vacation Club has ever offered.  However, Disney made a design decision to use that extra space for a unique split bathroom setup which places two showers and two vanities in every villa.  Given that the rooms sleep up to 5 guests, the added restroom facilities are undoubtedly useful to many guests.  However, other options existed for the use of that space.  Disney could have instead opted to include features like an in-room washer & dryer, expanded kitchenette or even a king-size bed rather than the traditional queen.  


 Topic: Should Disney have utilized the additional space in Polynesian Studios differently?  If so, how?

Over the years, many options have emerged for picking up groceries during a Walt Disney World resort stay.  Services like Garden Grocer and We Go Shop will deliver, rentals and town car services allow guests to shop on their own, DVC resorts stock a limited selection of items.  Even the Hess gas stations on property can be used to pick-up a few essentials at prices lower than what Disney itself charges.

There are many great locations to take photos at Disney establishments.  Theme parks, resort hotels...even the Buzz Lightyear statue outside Downtown Disney's Once Upon A Toy is a popular spot for children and families to pose.  Many families even establish traditions with the same participants posing in the same location year-after-year.
