Everything you need to know about The Villas at Disneyland Hotel as Disney Vacation Club prepares to open sales May 2, 2023 for current owners and May 30 for first-time buyers.

On September 28, 2023, The Villas at Disneyland Hotel will open its doors as the sixteenth Disney Vacation Club property. The rooms will be housed in an entirely new building on the grounds of the iconic Disneyland Hotel whose history dates back to the 1955 opening of Disneyland theme park. Disneyland Hotel currently consists of three towers dubbed Adventure Tower, Fantasy Tower and Frontier Tower. The villas will be located in a fourth tower on the western side of the resort grounds overlooking the current Monorail Pool.

Resort Makeup

Disney has confirmed 344 rooms in the new development which should be distributed in approximately this manner:

  • 38 two-person Duo Studios
  • 265 Deluxe Studio Villas
  • 19 One Bedroom Villas
  • 20 Two Bedroom Villas
  • 2 Three Bedroom Grand Villas

Most Duo Studio and Deluxe Studio rooms will not have a patio or balcony. However, approximately 4 of each will be designated "Garden Rooms" which have a balcony or patio with a higher nightly point cost. Additionally, Duo Studio and Deluxe Studio rooms are available in both a Preferred and Standard view wtih varying costs.

Duo Studio Details

The new Duo Studio rooms sleep a maximum of 2 guests with the following features:

  • One queen-size pull-down convertible sofa bed
  • Coffee table / ottoman with storage
  • Flat screen television
  • 2-person bench
  • Chair
  • Dressing table / desk
  • Kitchenette with mini-fridge, microwave, toaster and coffee maker
  • Bathroom with vanity, commode and walk-in shower

Amenities

Disney Vacation Club members will have access to all amenities of the existing resort including the pool complex with its E-Ticket, D-Ticket and Monorail Pools, restaurants including Goofy's Kitchen, Tangaroa Terrace and Trader Sam's Enchanted Tiki Bar. The resort also includes Fantasia Shop gift shop and nearby access to the monorail platform for transportation to Disneyland.

The new DVC expansion brings the addition of a new pool with kids splash pad (see below), open air bar and other public seating areas. 

DVC Contract

Ownership end date: January 31, 2074

The Villas at Disneyland Hotel will be an entirely new condominium association with an end date in 2074. Just the second DVC property located on the grounds of Disneyland Resort, it will consist of approximately 3.3 million Disney Vacation Club points.

Annual Dues (2023): $9.06 per point

2023 annual dues will be set at $9.06 per point. Any dues paid on 2023 points with Use Years of February - September will be pro-rated from the 9/28/2023 opening date. Dues for October and December Use Years will be pro-rated from the start of the Use Year.  

Resale Restrictions

The Villas at Disneyland Hotel will be subject to the same resale restrictions which debuted with Disney's Riviera Resort. The restrictions are twofold:

  • Points which were purchased via the resale marketplace cannot be used to book stays at Disneyland Hotel. Only points purchased direct from DVC--at any Home resort--may be used to book Disneyland Hotel.
  • If re-sold, points with a Home resort of Disneyland Hotel can only be used to book stays at Disneyland Hotel. Resale buyers of Disneyland Hotel points will not be able to use those points for stays at Riviera, Aulani, Grand Floridian or any other DVC property. In order to use Disneyland Hotel points for other resorts, the points must be purchased direct from DVC.

Points Charts

Points charts have been released for both 2023 and 2024. While point charts for the neighboring Villas at Disney's Grand Californian Hotel still reflect just 4 distinct seasons, Disneyland Hotel charts were issued with 7 seasons. Dates in each season do not mirror charts for Walt Disney World, and have seemingly been customized to reflect demand patterns for Disneyland. At this time, direct comparisons to Grand Californian are difficult with some Disneyland Hotel dates costing more per night for the same room type and other dates costing less per night. 

Purchase Details

Base price: $230 per point 

There is a minimum add-on purchase of 50 points. From May 2 - 29, 2023, existing Disney Vacation Club owners can add points at Disneyland Hotel with the following discounts applied.

Incentives for first-time buyers are expected to be revealed on May 30, 2023 when sales open to that group. 

Magical Beginnings

Disney Vacation Club has revived the Magical Beginnings promotion, allowing buyers to forfeit their first year's worth of points in exchange for an additional disocunt of $22 per point. Early Disneyland Hotel buyers would give up the points for their 2023 Use Year, and receive their first set of points in 2024. Those 2024 points could also be borrowed for use toward a trip occurring before the start of the '24 Use Year. See our other coverage for additional details

Guaranteed Week Option 

Recent Disney Vacation Club resorts have offered a Guaranteed Week option, allowing buyers to secure a same week every year by purchasing 10% more points than the normal requirement. DVC is limited to selling no more than 35% all villas as Guaranteed Weeks for each  date + villa size/view combination. It is expected that only select accommodations will be available as a Guaranteed Week, specifically the Deluxe Studio and Duo Studio rooms in some view categories. Reservations

Disney is currently accepting cash reservations from both members and non-members wishing to stay in the new DVC tower beginning September 28, 2023. 

Individual buying into The Villas at Disneyland hotel will be able to make points reservations as soon as May 16, 2023. On that date, reservations will be available from September 28 through the owners' full 11-month booking window, subject to availability.

Non-owners can begin making points reservations at Disneyland Hotel beginning July 27, 2023. Reservations will be subject to the 7-month window. Reminder that only points purchased direct from DVC (or grandfathered resale points) can be used to book Disneyland Hotel

Additional Information

Stays at The Villas at Disneyland Hotel are subject to a Transient Occupancy Tax paid to the City of Anaheim. This amount is not included in the annual dues, rather it will be billed to guests during the stay. The Transient Occupancy Tax is set at $2.7337 per point for 2023 and is expected to increase annually. 

Villas at Disney's Grand Californian Hotel is also subject to a Transient Occupuancy Tax. However, the Grand Californian is built into members dues and the rate is much lower, just $.5123 for the 2023 year. It is not entirely clear why the tax rate is so much lower for Grand Californian. The Anaheim tax rate is published at 15%. The Disneyland Hotel rate of $2.73 seemingly encompasses both the yearly dues and some amoritzation of the original purchase price. 

The tax laws allow for some negotiation to occur between the city and developers, which may have contributed to the lower Grand Californian rate. Or computation methods may have changed since the 2009 opening date of Villas at Disney's Grand Californian Hotel

Regardless, both owners non-owners booking at 7 months should expect to pay the tax during stays at The Villas at Disneyland Hotel. A Deluxe Studio stay costing 20 points per night would pay a tax of approximately $54 while a Two Bedroom villa priced at 52 points would have a nightly tax of $142 in 2023.

Although there was some early ambiguity regarding parking fees at the resort, Disney Vacation Club has since confirmed that self parking will be free to guests staying on DVC points.
