New Document Offers Preview of Disneyland Hotel Points Chart

Disney Vacation Club has not released a full points chart showing the costs to book rooms at Villas at Disneyland Hotel. However a newly-updated document gives us a pretty good idea of what to expect.

The Disney Vacation Club Multi-Site Public Offering Statement is one of several documents which govern Disney's timeshare program. It defines the Home Resort Priority Period (7/11 month booking windows), Demand Balancing (modifications to point charts), ending dates for each resort's ownership and a host of other program rules and regulations. 

Also contained within the Public Offering Statement (POS) is something called a Maximum Reallocation Chart. At present, every Disney Vacation Club resort uses variable point charts, with the cost of a room varying by season and day of the week. A Deluxe Studio at Villas at Disney's Grand Californian Hotel costs 17 points per night for a Tuesday in September, but the price of that same room rises to 37 points per night for the Saturday after Thanksgiving. The purpose of these variable rates is to balance demand; nights which naturally have lower member demand are discounted to encourage stays while more popular nights are priced higher to reduce demand. 



The Maximum Reallocation value stated in the POS represents the number of points required if rooms were priced identically every night of the year. As stated in the POS: 

"A maximum reallocation of Home Resort Vacation Point reservation requirements could result in a "leveling" of all seasons, such that Home Resort Vacation Point reservation requirements would have no variation based upon seasonality or different times of the year and no variation based on the particular Use Days in the week."

For the same Grand Californian Deluxe Studio, the Maximum Reallocation value is 21 points per night. Thus, if DVC eliminated the variable charts, every single night of the year would cost 21 points for a Deluxe Studio. 

So what does this mean for the Disneyland Hotel? The POS was recently updated to include the Maximum Reallocation values for the Villas at Disneyland Hotel. The chart below highlights the values listed for each room type at both Grand Californian and Disneyland Hotel:

While Disneyland Hotel has several room types and views not present at Grand Californian, it's the crossover between the two which is most telling. According to the values provided by DVC, the Maximum Reallocation values for a Grand Californian Deluxe Studio are identical to the Disneyland Hotel Standard View Deluxe Studio. Therefore we can assume that the point costs for a Disneyland Hotel Standard View studio will be nearly the same--if not identical--to the current costs of a Grand Californian Deluxe Studio. 

The same is true of One and Two bedroom villas which have identical costs at both properties, and the difference in cost of a Grand Villa is less than 3% between the two.

These values also suggest that the more elite Deluxe Studio rooms at Disneyland Hotel will cost even more than comparable rooms at the Grand Californian. The Maximum Reallocaiton value for a Preferred View studio is about 15% higher, while the Garden Unit--which includes a small patio or balcony--costs nearly 40% more per night. 

As expected, the resort's 2-person Duo Studios are more economical, approximately 10-30% less than the cheapest Deluxe Studio. 

The Grand Californian is deservedly praised for its amenities and location within the Disneyland Resort property, including a private entrance leading directly into Disney California Adventure. As a result, there was optimism that more remote Disneyland Hotel villas would be priced cheaper than their Grand Californian counterparts. This latest information strongly suggests that will not be the case, with most Disneyland Hotel rooms being equal or greater in cost. 

Complete charts should be revealed before points are offered for sale to new buyers. No on-sale date has been announced. The Villas at Disneyland Hotel is scheduled to open September 28, 2023.
