In this round of pricing, Disney Vacation Club eliminated the "Welcome Home" discount but mostly made up for the difference with greater per-point incentives.
The Villas at Disneyland Hotel
For the past year, Disney Vacation Club's incentives have often featured a combination of per-point discounts plus a flat "Welcome Home" incentive for buyers with a current or future Disney resort reservation. For instance, a first-time buyer of 200 points at Disney's Riviera Resort would previously get a discount of $13 for each point purchased, plus a Welcome Home bonus of another $2000 off the total. This time, the Welcome Home offer appears to have been retired in favor higher per-point discounts.
The Cabins at Disney's Fort Wilderness Resort offer some of the best per-point discounts in the program, with savings of $25 per point for a new buyer and $29 for current owner adding-on at the 200-point level:

200 points purchased at a base price of $225 would cost $45,000 with no incentives applied. However, a first time buyer saves $5,000 via the per-point incentive (200 x $25) for a net rate of $40,000 or $200 per point.
A current DVC owner adding 200 points would save $5,800 via the per-point incentive for an net price of $39,200 or $196 per point.

Disney's Riviera Resort sports the same $225 base price with discounts that are moderately lower. At the same 200 point level, Riveira points cost more than the Cabins at $207 net for first-time buyers, while current owners come in at $197 per point.
Going up to 250 points pushes Riviera lower than the Cabins with incentives that range from $28-36 off for first-time buyers and $33-42 for current owners. At some levels, this pricing is an improvement over the summer 2024 promotions.

Aulani is the third resort to carry the $225 base price. Compared side-by-side with Riviera, some buyers will make out better with Aulani and others with Rivera. It really just depends on the number of points purchased.

The Villas at Disneyland Hotel sports a higher base price at $239 each. These rates represent a noticeable increase of the summer 2024 pricing. At 200 points, buyers could previously get down to a net of $203.50 for new owners and $197 each for add-ons. Now that same threshold will cost $216 for first-timers and $212 for an add-on.
Finally, a recap of the member add-on rates for Disney's Polynesian Villas & Bungalows, which reopened active sales on October 1 as the opening of Island Tower approaches:

Polynesian sales will open to new buyers beginning on October 29, 2024. Incentives for that group are not known at this time, but prices are expected to be moderately higher than these add-on rates.
