Individuals who are not currently Disney Vacation Club members can now purchase ownership in The Villas at Disneyland Hotel, receiving free points for the length of the contract but little in the way of price reductions.
Disney Vacation Club has unveiled its second wave of purchase incentives for existing members who wish to add-on at Disneyland Hotel and first offers for new buyers. Both can now receive a developer's discount in addition to a free set of points for the life of the contract at most purchase levels. The amount of the developer's discount does not vary across the stated point range. As detailed in the chart below, any number of points purchased between 150 - 199 will yield a flat $1000 discount for first time buyers and $1150 discount for current owners.
Oddly, the first-time buyer incentives is reduced at the 200 point level and disappears entirely at 250.
All buyers will also receive the stated number of free points for the life of the contract. A purchase of 150 points will actually be calculated on the basis of 145 points x $230 per point, with the 5 "free" points added at no cost. The owner will receive those extra points for the entire life of the contract.

At best, the developer's incentive represents a discount of about $7 per point off of a new purchase of 150 points. Current owners can save $8-17 per point depending upon the size of the add-on. The base price for Disneyland Hotel points is $230 each.
Although structured differently, these promotional offers are less generous than the debut pricing for Disneyland Hotel. From May 2-29, owners could save $20 for each point added-on with a contract of 150 points. Considering the $1150 value of the 5 "free" points and the developer's incentive of $1150, this latest offer represents savings of only about $10 per point on 150.
These offers for The Villas at Disneyland Hotel are scheduled to run through September 11, 2023. Owners are responsible for annual dues on all free points received.
