Disney has filed paperwork which is likely tied to the pending refurbishment of the Treehouse Villas at Disney's Saratoga Springs Resort & Spa.
On January 4, 2024, Disney filed a Notice of Commencement for what is described as "General Construction" work on the Treehouse Villas. While the full extent of the work is not known, the filing is likely tied to upcoming refurbishment planned for these Disney Vacation Club villas.
The Treehouse Villas joined Saratoga Springs in 2009. As such, they have reached the 14-year threshold at which DVC usually plans a full or "hard goods" refurbishment of each unit. At this stage, it is not known how extensive the work may be. Most DVC resorts are virtually torn down to the studs during a full renovation. Updates may include new flooring, bathroom tile and fixtures, kitchen cabinets and appliances, new furniture and more. However, the Treehouse Villas were originally manufactured off-site and assembled on Disney property. This construction method--along with Florida wetlands restrictions--may limit the degree to which the treehouses can be updated.
During the Disney Vacation Club condo meeting in December 2023, the Treehouse VIllas refurbishment was listed as a project earmarked for 2025. However, several of those dates represented the ending date for the refurbishment. Given this new filing, we expect work to begin on the treehouses in 2024 and conclude in 2025.
This Notice of Commencement covers 15 of the 60 treehouses: 7001, 7002, 7003, 7004, 7015, 7035, 7037, 7038, 7039, 7041, 7045, 7047, 7049, 7051, 7056. Its expiration date is January 2, 2025.
