The annual meeting for Aulani, Disney Vacation Club Villas was one of the more low-key affairs during the recent wave of condominium meetings held at Disney's Contemporary Resort.
Editor's Note: Beginning in 2024, Florida condo associations are required to hold quarterly meetings, rather than the annual meeting previously permitted under state guidelines. These smaller meetings are can only be attended by owners of the resort. DVCNews will be present at several of these meetings and will report back with some brief recaps.
Approximately 20 owners of Aulani, Disney Vacation Club Villas were present for the meeting.
Board members in attendance: Yvonne Chang, Bill Diercksen, Shannon Sakaske, Alison Armor, Steve Whittington. Also present were Tylana Hill (Treasurer) and Karen Grip (Member Rep). The meeting began by approving the minutes from the September meeting.
The board approved the budget for 2025. The total dues budget for operating costs, capital reserves and taxes came in at $10.12 per point, an increase of $.36 or 3.7% over the prior year.
All meeting attendees were invited to participate in a question and answer session. Some of the topics raised included the following:
- Any dues received in excess of operating expenses are shifted over to capital reserves to cover future expenses for the association. How much money will be shifted in 2024? Answer: The amount is not yet set. the budget runs thru 12/31/2024. The amount is determined in the following February or March, then undergoes an audit with the amount documented in the accounting statements available to members by May or June.
- Are there any planned capital improvements for Aulani in 2025? Answer: Nothing specific
- Is there water/beach mitigation plan in place for Aulani? Bill Dierksen said there have not been any issues with beach erosion so far with Aulani. But it is something that is monitored on an ongoing basis.
With no additional questions, the meeting concluded after approximately 17 minutes. The next quarterly meeting is expected to take place some time in February or March 2025.
