Riviera Sales Stable, Overall Direct Sales Down In November 2023

In November 2023, Disney Vacation Club direct sales were better than the same period one year ago, while also dropping to their lowest level in seven months.

In November 2023, 148,538 Disney Vacation Club points were sold for the 11 DVC resorts located at World Disney World and The Villas at Disneyland Hotel.  It was the fewest number of points sold since April 2023 and 27.0% less than what direct sales have averaged throughout 2023. However, year-over-year, the number represents a 16.7% increase over the 127,326 points sold in November 2022

Despite the late-year slow down, Disney is still on pace to have its best year since 2011.  DVC only needs to sell 72,000 points December 2023 in order for the year to settle in at second place behind 2011, when 2,467,550 points were sold for the year.



The largest deed sold in November 2023 was a 1,000-point deed for The Villas at Disney's Grand Floridian Resort.  The next largest deeds were a 900-point deed and a 700-point deed for Disney's Riviera Resort.  In addition, one owner added on 1,050 Riviera points, split into two 525-point deeds.

Disney’s Riviera Resort  In November, Riviera sold 70,315 points, slightly more than the 69,170 points it sold in October.  It marks the fifth consecutive month that sales have increased for the Riviera.

Disney has sold 3,974,448 Riviera points, or 59.0%, of the resort’s 6,739,966 points.  Since sales started in April 2019 the resort has averaged 71,707 points a month.  If Riviera were to maintain that sales pace it would take it three years before it is completely sold out.

One Fixed Week deed was sold for Riviera in November.  Disney has sold 117 Fixed Week deeds for the resort:  97 Fixed Week deeds have been sold for Deluxe Studios, 8 for one-bedroom villas, 9 for two-bedroom villas, and 3 for three-bedroom grand villas.



On December 15, 2023, Disney declared another 32 vacation homes for the Riviera’s DVC inventory.  The resort now has 256 of its 341 vacation homes included in its  DVC inventory.  There are still 85 vacation homes that have not yet been declared and are under the control of Disney.  The declared inventory accounts for 5,081,401 points, or 75.4% of the resort’s total points. 

The Villas at Disneyland Hotel  Disneyland Hotel sales started out strong with 404,075 points sold in the first three months. However, since August, sales for DVC’s newest resort have averaged only 37,036 a month. 

In November, 31,793 points were sold for Disneyland Hotel.  Disney has now sold 552,217 points in the seven months that sales have been ongoing, about 17.0% of the resort’s estimated 3,255,992 total points.

Because the data available from the Orange County (California) Clerk-Recorder’s Office is limited, it is not possible to track some items such as Fixed Week sales.  Even the exact number of points sold cannot be measured directly; instead, the number of points can only be estimated based on the Transfer Tax paid on each deed. 

The Villas at Disney’s Grand Floridian Resort  On October 30, 2023, Disney announced that the Grand Floridian was sold out.  After selling over 100,000 points each month from July to October, it sold only 38,556 points in November. 

In November Disney resumed selling points from the residential units located in the original Grand Floridian DVC building.  The last time a deed was recorded from those units was in August 2021, before Disney began renovating the Big Pine Key building. 

Four Fixed Week deeds were sold for Grand Floridian in October 2023, bringing to 58 the number of such deeds it has sold for the new Resort Studios.   These 58 deeds account for 11,708 points and are spread across 26 of the 52 weeks.  Including those deeds sold for the original Grand Floridian building, at least one Fixed Week deed has been sold all but four of the 52 weeks. 

The sales data includes all 11 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for The Villas at Disney's Grand Californian Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris for assisting in the compilation of the sales data.
