In the ten years before the COVID-19 pandemic, the month of November averaged the fewest Disney Vacation Club points sold during the year. With the lowest sales in 10 months, November 2022 followed that pattern.
Disney's BoardWalk Villas
In November 2022, 127,326 Disney Vacation Club points were sold for the 11 DVC resorts at Walt Disney World. This is the fewest number of points sold since 124,479 points were sold in January 2022 and well below the 176,763 points that direct sales had been averaging in calendar year 2022.
As seen in recent months, Disney’s Riviera Resort accounted for the majority of sales (61.8%) in November, with Villas at Disney’s Grand Floridian Resort & Spa a distant second (30.0%.) The other nine “sold out” DVC resorts accounted for only 8.3% of direct sales.
An 800-point Riviera deed was the largest single deed sold in November. An existing DVC member added 800 points, splitting the purchase as two 400-point deeds: one for Riviera and one for Grand Floridian. Another noteworthy purchase was a 530-point contract for Disney's BoardWalk Villas purchased by a first-time member.
Villas at Disney’s Grand Floridian Resort — In its first three months of sales, the Grand Floridian sold over 100,000 points each month and averaged over 131,000 points a month. However, in the last three months it has averaged only 44,245 points. November 2022’s sales total of 38,147 points was the fewest points sold for the resort since sales resumed.
Disney has now sold 746,708 points, or 42.0% of the 1,779,822 points that have been assigned to the 202 Resort Studios located in the Big Pine Key Building.
It is difficult to estimate when Grand Floridian may sell out. In the nine months that it has been active in sales, the resort has averaged almost 83,000 points a month. At that rate, Grand Floridian would sell out in about 12 months. But in the last three months the average monthly sales have been only 44,425 points, which means it could take Disney almost 23 months to sell all the points allotted to Grand Floridian.
Incentives introduced in mid November favor Grand Floridian over Riviera. Those incentives may help boost Grand Floridian sales in the coming months.
No Fixed Week deeds for Grand Floridian were sold in November 2022. So far, Disney has sold 37 Fixed Week deeds for the new Resort Studios. Since sales resumed, Disney has not sold any Fixed Week deeds for the Deluxe Studios or larger accommodations at the original Grand Floridian DVC building.
Since June 10, 2022, all 202 resort studios in Big Pine Key have been declared for the DVC inventory and can be booked using DVC points on any given Use Day.
Disney’s Riviera Resort — In November 2022, 78,665 points were sold for Riviera, the fewest since 68,185 points were sold in June 2022 for the resort and drop of 8.1% from sales in October. Despite the decline, November’s sales total is only 1.4% less than what the Riviera had been averaging over the first ten months of 2022.
Disney has now sold 3,410,907 Riviera points, or 50.6%, of the resort’s 6.7 million points.
No Fixed Week deeds were sold for Riviera in November 2022. Disney has sold 111 Fixed Week deeds for the resort. 93 Fixed Week deeds have been sold for Deluxe Studios, eight for one-bedroom villas, eight for two-bedroom villas, and two for three-bedroom grand villas.
Disney has declared 199 of Riviera’s 341 vacation homes for DVC members to book using points. The declared inventory accounts for about 3,935,177 points, or 58.4% of the resort’s total points.
The sales data includes all 11 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand Californian Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
