New Details Revealed in License Application for Disney Lakeshore Lodge

A new filing offers details on the number of villas and Trust status of the forthcoming Disney Vacation Club property.

Disney has submitted licensing paperwork to the Florida Department of Business & Professional Regulation for Disney Lakeshore Lodge, the eighteenth DVC timeshare destination. While details are sparse, a few new pieces of information can be gleaned from the filing. Information posted online cites 45552 timeshare weeks. With 52 weeks on the calendar, 45552 timeshare weeks suggests there will be a total of 876 Disney Vacation Club villas.

This would make Lakeshore Lodge the second largest DVC development, just behind Disney's Saratoga Springs Resort which currently has 888 units including the 60 Treehouse Villas.

Dating back to the 2018 announcement of Reflections, a Disney Lakeside Lodge, Disney frequently indicated the project would be around 900 total villas and hotel rooms. More recently, a Disney Parks Blog post from April 2026 described Lakeshore Lodge as having "967 thoughtfully designed rooms". Disney may be operating loosely with its room counts. But on the surface, these numbers leave room for about 91 hotel rooms to go along with the villas.

Elsewhere, the filing references a "Use Plan", which suggests that Lakeshore Lodge will be part of a Trust similar to The Cabins at Disney's Fort Wilderness Resort. What is not known is whether or not Lakeshore Lodge points will be combined in the same Palmetto Trust as The Cabins. And if they are combined, how that would impact booking rights of "owners." If points from two resorts are combined in a single Trust, techically point holders have a share of both physical properties. 

The filing also suggests that Lakeshore Lodge will be a restricted resort, with only direct buyers or resale owners of Lakeshore points able to book there. Resale points from Saratoga Springs, Bay Lake Tower, Disney's Riviera Resort and more than a dozen others will not be eligible to make reservations at Lakeshore Lodge. And resale points from Lakeshore can only be used to book nights at Lakeshore

The above restriction is not surprising as it has been added to every new property introduce since 2019 including Riviera, The Villas at Disneyland Hotel and The Cabins. 

This filing does not necessarily signify an imminent sales launch for the resort. Licenses for Riviera and Disneyland Hotel were secured about nine months before points were offered for purchase. 

Disney Lakeshore Lodge is expected to open in Summer 2027.
