Recently we reported on the ending of the Developer's Points incentives as of March 28, 2009 and speculated that the free Disney Cruise Line voyage incentive may also be ending. Multiple sources have since confirmed that the DCL incentive will end this Saturday. Additionally going forward buyers will see a change in how Disney Vacation Club purchase down-payments are calculated.
The current DVC incentive program includes a free 3, 4 or 7-night cruise to those purchasing their first DVC contract or adding-on to their existing ownership. The thresholds for the free cruise are as follows:
NEW MEMBER PURCHASE
160 - 199 points: 3-night Disney Cruise Line voyage
200 - 269 points: 4-night Disney Cruise line voyage
270+ points: 7-night Disney Cruise Line voyage
EXISTING MEMBER ADD-ON
100 - 119 points: 3-night Disney Cruise Line voyage
120 - 199 points: 4-night Disney Cruise line voyage
200+ points: 7-night Disney Cruise Line voyage

In addition, we've learned that as of March 29th, Disney Vacation Club is modifying the manner in which downpayments are calculated for those who finance their DVC purchase. In recent months, any financial incentives have been included in the mandatory 10% downpayment. For example, a 160-point purchase at Disney's Animal Kingdom Villas would require a downpayment of approximately $792 plus closing costs. That's $1,792 (10% of $112 per point) less the promotional incentive of $1,000 ($6.25 x 160 points.)
Beginning March 29, 2009, the promotional discounts will no longer be included in the mandatory 10% downpayment. Thus an individual wishing to buy 160 points at the Animal Kingdom Villas would have to provide a deposit equal to the full $1,792 plus closing costs. Incentive discounts would then be deducted from the remaining balance.
