Demand for Saratoga Springs Remains High in April 2026 Disney Vacation Club Direct Sales Recap

Financial News & Pricing

Like a roller coaster in a Disney theme park, direct sales of Disney Vacation Club points move up and down from month to month.  In April 2026, sales dipped compared to the past three months.  But when compared to the prior 12 months, April’s sales data show direct sales to be fairly steady.

In April 2026, Disney sold 149,114 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World.  It was the fewest number of points sold so far in calendar year 2026 and 9.6% less than sales for the previous three months.  However, when compared to data over the last 12 months, April’s point total is only 2.0% less than the 152,198 points direct sales have been averaging since April 2025.

April saw a continuation of a mini resurgence in sales for Disney’s Saratoga Springs Resort.  The resort sold 17,640 points, nearly matching the 17,823 points that were sold in March.  It was enough to have Saratoga Springs finish third in overall sales behind Disney’s Polynesian Villas & Bungalows and Disney’s Riviera Resort.

Sixteen small 25-point deed were sold in April, well below the high of 32 such deeds that were sold in February 2026.  Disney’s Animal Kingdom Villas, Polynesian, Riviera, and Saratoga Springs each sold three 25-point deeds

April was a relatively quiet month for large point deeds.  Riviera Resort sold the single largest:  a 700-point deed.  There were five 500-point deeds sold during the month:  three for Polynesian and one each for Riviera and Saratoga Springs.

Disney Vacation Club Direct Sales 2026 04

Sales data is not available for Disney’s Hilton Head Island Resort.  The Beaufort County, South Carolina, Register of Deeds has not updated its online website since February 20, 2026.  It is not known when data will be available in the future.

Disney’s Riviera Resort —  In April 2026, 52,095 points were sold for Riviera, slightly more than the 51,626 points the resort has averaged over the previous 12 months.

Disney has sold 5,806,383 points, about 86.2% of the resort’s 6,739,966 total points.

As of April 30, 2026, Disney had about 798,000 points left that it could sell to the general public.  This number takes into account that Disney, as the developer, is required to retain at least 2.0% of the Riviera’s total points for itself.  It does not take into account the thousands of points that have been committed to deed transactions that have not yet closed and have not been recorded with the Orange County (FL) Comptroller.

If Riviera sales average a conservative 50,000 points a month, it would be completely sold out around August 2027.  In all likelihood, Disney will remove Riviera from its marketing focus well before it sells all available points.  It will depend on how many points Disney chooses to retain in excess of the two percent it is required to keep for itself.

No Fixed Week deeds were sold in April for the Riviera.  So far, the resort has sold 153 Fixed Week deeds.

The last time Disney declared more vacation homes for the DVC inventory was in May 2025.  Only 20 of the Riviera’s 341 vacation homes have not been declared for the DVC inventory.  The DVC inventory now accounts for 6,362,706 points, or 94.4% of the Riviera’s 6.7 million total points.  There are 377,260 Riviera points that are not yet declared.

The Cabins at Disney’s Fort Wilderness Resort  In April 2026, 7,792 points were sold for the Cabins.  It was the first month since November 2025 that sales did not exceed 10,000 points.

Disney has sold 220,454 points for the Cabins, which is about 7.9% of the resort’s estimated 2,780,943 total points.  Since sales began, the Cabins have averaged 8,165 points a month.

Two Fixed Week deeds were sold for the Cabins in April, bringing to 29 the number of deeds sold for the resort.  The most popular weeks at the other DVC resorts that offer this option are the last six weeks of the year.  The most popular weeks are #43 and #44, which are around Halloween.  Fourteen Fixed Week deeds have been sold for these two weeks.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In April 2026, 62,768 points were sold for the Polynesian.  Disney has sold 1,466,548 points (40.6%) of the 3,608,934 points allotted to the residential units at Polynesian’s Island Tower.  At its current rate of sales the resort is on pace to be sold out in about 28 months.

In March, no Fixed Week deeds were sold for accommodations at Island Tower.  Disney has sold 43 Fixed Week deeds for Island Tower.

On March 31, 2026, Disney declared 16 more vacation homes for the timeshare inventory at Island Tower.  This latest declaration increases the number of vacation homes that DVC members can book using points from 107 to 123.  There are still 99 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,980,132 points, which is 54.9% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report.

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand Californian Hotel or the Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris and Dan for assisting in the compilation of the sales data.
