Disney Vacation Club Direct Sales in November 2025 Retreat to Lowest Level in Nineteen Months

Financial News & Pricing

After several months of upward trending sales, direct sales took a step back as all three Disney Vacation Club resorts at Walt Disney World being actively marketed sold fewer points in November 2025.

In November 2025, Disney sold 118,802 Disney Vacation Club points for the 12 DVC timeshare resorts located at World Disney World.  This is not only the fewest number of points sold for a month in 2025 — the previous low in 2025 was 132,344 points in May — but the fewest number sold since April 2024 when 99,056 were sold.

All three of the Walt Disney World resorts that are actively marketed recorded declines in sales in November.   Disney’s Polynesian Villas & Bungalows sold 59,169 points, the fewest since Disney started selling points for the Island Tower addition in October 2024. Disney’s Riviera Resort sold 41,113 points, the fewest since 40,025 points were sold in June 2023.  The Cabins at Disney’s Fort Wilderness Resort also suffered a decline to 8,435, which was still more than the 7,011 points sold in July 2025.

Whether the November data is an aberration or beginning of a trend remains to be seen.  In the years DVCNews has tracked direct this data monthly sales have fluctuated by at least 25% 59 times out of 184 months.  These numbers are a reflection of when sales are recorded with the Orange County Comptroller, a process which can be impacted by seasonal slowdowns by Disney Vacation Club staff. Performance in one month is not a predictor of future performance.

Despite November, DVC point sales in 2025 have already surpassed 2024’s point total (1,703,032 points to 1,693,637) with one month still to go.

Disney Vacation Club Direct Sales 2025 11

Since November 2024, the Polynesian has led all resorts in sales.  Riviera was in second place with The Cabins at Fort Wilderness a distant third.

Several months ago, Disney started allowing DVC members to purchase deeds with as little as 25 points.  In November, 12 25-point deeds were sold, including five for the Polynesian, four for Riviera, and one each for Disney’s Animal Kingdom Villas, Copper Creek Villas & Cabins, and Disney’s Saratoga Springs Resort.

The largest single deed sold in November 2025 was a 655-point deed for the Polynesian.  The next largest deeds sold were three 500-point deeds, one for the Polynesian and two for Riviera.

Disney’s Riviera Resort —  In November 2025, 41,113 points were sold for Riviera resort.  The resort has averaged 70,705 points a month since its first deeds were recorded in April 2019. Disney has sold 5,551,383 Riviera points, about 82.4% of the resort’s 6,739,966 total points.

One Fixed Week deed was sold in November for Riviera:  Resort View Studio, Week #50.  The resort has sold 150 Fixed Week deeds, of which 72 deeds were for the last five weeks of the year.

Only 20 of the Riviera’s 341 vacation homes have not been declared for the DVC inventory.  The DVC inventory now accounts for 5,817,509 points, or 94.4% of the Riviera’s 6.7 million total points.  In all likelihood this declaration was the penultimate declaration before the Riviera is fully declared for the DVC condominium association.

The Cabins at Disney’s Fort Wilderness Resort  In November 2025, 8,435 points were sold for the Cabins, breaking a streak of three consecutive months of sales exceeding the 10,000-point threshold.

Disney has now sold 161,190 points for the Cabins, which is about 5.8% of the resort’s estimated 2,780,943 total points.  It is now averaging 7,327 points a month in sales.

Based on the Cabins’ total number of points and the number of cabins the resort will have when fully declared, each cabin has been allotted about 7,661 points.  Given the number of points sold so far, Disney has “sold” about 21 cabins’ worth of points.

Two Fixed Week deeds were sold in November.  Disney has sold 24 Fixed Week deeds for the resort.  The most popular week with nine Fixed Week deeds is Week #43, which usually includes Halloween.  The last five weeks of the year have sold eight Fixed Week deeds.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In November 2025, 59,169 points were sold for the Polynesian.  Disney has sold 1,094,117 points (30.3%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower

Island Tower has averaged 78,209 points a month since the first deeds were recorded in October 2024.  At that pace, the resort is still on pace to be sold out by the Summer of 2028.

In November, no Fixed Week deed were sold for accommodations at Island Tower.  Disney has previously sold 39 Fixed Week deeds for Island Tower.

On October 14, 2025, Disney declared 23 more vacation homes for the timeshare inventory at Island Tower.  This latest declaration increases the number of vacation homes that DVC members can book using points from 84 to 107.  There are still 115 vacation homes at Island Tower that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 1,751,673 points, which is 48.5% of the Island Tower’s 3,608,934 estimated total points.

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report.

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for The Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris and Dan for assisting in the compilation of the sales data.
