Polynesian Powers DVC Direct Sales to a Strong January 2025

January 2025 was a better than average month for direct Disney Vacation Club sales for the Walt Disney World resorts, but we have some bad news regarding sales data for the California resorts. 

Disneys Polynesian Villas Island Tower Rear Windows Day

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort.  Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county.  Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Disney's Grand Californian Hotel timeshare.  Therefore, sales data for these resorts will no longer be included in the monthly sales report. 

In January 2025, 192,292 Disney Vacation Club points were sold for the 12 DVC timeshare resorts located at World Disney World.  It was the best sales for the month of January since 222,185 points were sold for January 2020 and an increase of 74% year-over-year compared to January 2024 when DVC sold just 110,655 points for its resorts in Florida and South Carolina.

DVC point sales are on an upward trend when viewed in quarterly increments.  The three month period ending January 2025 averaged 180,212 points a month, which was 13.4% more than the previous quarter, 20.2% more than the quarter ending July 2024, and 75.5% more than the quarter ending April 2024.

Disney’s Polynesian Villas & Bungalows continues to lead all resorts in sales, followed by Disney’s Riviera Resort and The Cabins at Disney's Fort Wilderness Resort.  The other nine DVC resorts at Walt Disney World combined for only 13,420 points.

There were several large deeds sold in January 2024.  The largest was a 1,000-point deed for Riviera.  The resort also had three 800-point deeds, one 680-point deed, and four 600-point deeds.  The Polynesian had two 650-points deeds, a 600-point deed, and a 570-point deed.  It also had the largest purchase split between multiple deeds:  1,415 points split between three deeds.  A 650-point deed was also sold for the Copper Creek Villas & Cabins and a 600-point deed was sold for the Fort Wilderness Cabins.

Disney’s Riviera Resort —  In January, 77,017 points were sold for Riviera.  Disney has now sold 5,054,952 Riviera points, about 75.0% of the resort’s 6,739,966 total points.   



It has averaged 73,242 points in monthly sales.  If future Riviera sales maintain that pace, it will be about 21 months before the resort is completely sold out.  However, it is up to the discretion of Disney whether a resort is “sold out.”  In the past, Disney has considered some other resorts to be “sold out” when only 95% or less of a resort has been sold.   

Only one Fixed Week deed was sold for Riviera in January:  A Resort (Standard) View Studio for week 49.   Disney has sold 140 Fixed Week deeds for the resort. 

Disney has declared 294 of the Riviera’s 441 vacation homes for the timeshare inventory at the resort.  There are still 47 vacation homes that have not yet been declared and are still under the control of Disney.  The DVC inventory now accounts for 5,817,509 points, or 86.3% of the Riviera’s 6.7 million total points.  

The Cabins at Disney’s Fort Wilderness Resort  In January, 10,140 points were sold for the Cabins, the most since 12,326 points were sold in March 2024 during its debut.  Disney has now sold 76,767 points for Fort Wilderness, which is about 2.8% of the resort’s estimated 2,780,943 total points.

No Fixed Week deeds were sold in December.  To date, Disney has sold 15 Fixed Week deeds for the resort.

Disney has declared 63 cabins for the timeshare inventory.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires.

Disney’s Polynesian Villas & Bungalows  In January, for the third month in a row the Polynesian led all DVC resorts in sales with 91,715 points.  The Polynesian has now sold 337,725 points from residential units assigned to the new Island Tower. 

On December 10, 2024, Disney declared 14 more vacation homes for the resort’s timeshare inventory, raising the number of vacation homes that DVC members can book using points from 40 to 54.  There are still 168 vacation homes at the Island Tower that have not yet been declared and are still under the control of Disney.

Based on the Public Offering Statements released by Disney in late December, it appears the Island Tower residential units have been allotted 3,608,934 points. So far, 849,652 of those points (23.5%) have been declared for the timeshare inventory.

Six Fixed Week deeds were sold for accommodations at the Island Tower  Four deeds were for Resort (Standard) View Tower Studios for weeks 18, 36, 39, and 49 and two deeds were for Theme Park One-Bedroom villas, both for week 43.  These deeds bring the total number of Island Tower Fixed Week deeds sold to 24.

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for the The Villas at Disney's Grand Californian Hotel or The Villas at Disneyland Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.  Thanks to Chris for assisting in the compilation of the sales data.
