Disney Vacation Club has published its annual dues for the coming year. Increases continue to trend around 4-6% annually, though one Walt Disney World property saw rates rise just 2.33% year-to-year and the addition of Island Tower has prompted a decrease in dues for owners of Disney's Polynesian Villas & Bungalows.
Disney's Riveira Resort
Disney Vacation Club dues cover the operating costs of the resort (employees, park transportation, housekeeping, utilities, etc.) as well as property taxes and some allocation for long-term repairs and upgrades.

There are three primary components to resorts' annual dues: the operating budget, capital reserves and ad valorem taxes. Significant changes in any of these categories can cause an increase in the owners' obligation. Disney's Animal Kingdom Villas and Disney's Old Key West Resorts have some of the largest increases for 2025, rising more than 6% over the prior year. In both cases, the property tax component rose by nearly 8-9% while other categories had more moderate increases.
In the case of Disney's Riviera Resort, operating costs rose by less than 2% while reserves and property taxes were in the range of 2-3%.
Disney's Polynesian Villas & Bungalows owners will benefit from the addition of the new Island Tower. The nightly per-point cost of staying at a resort tends to have an inverse effect on the per-point annual dues rate. The Polynesian and Disney's Grand Floridian Resort are the most expensive Disney Vacation Club destinations. The high number of points in each association means the total dues obligation is spread over more owners, leading to some of the lower per-point annual dues. On the other end of the spectrum, the low cost of staying at Old Key West has lead to the highest per-point dues at Walt Disney World.
At the Polynesian, the addition of expensive theme park view rooms and penthouse villas in Island Tower has apparently shifted the math in the favor of all owners. Year-over-year, the operating budget declined nearly 10% from $5.4607 to $4.9756 per point. Meanwhile capital reserves and taxes both saw increases.
In mid-2024, The Cabins at Disney's Fort Wilderness Resort launched with some of the highest dues in the Disney Vacation Club program at more than $12.15 per point. Apparently six months of operations have shown that the rates could be adjusted downward somewhat, with 2025 seeing a 2.33% decrease to $11.8769 per point.
