Direct Sales Continue to Benefit From Strong Old Key West Demand in May 2024

With help from deep discounts for the oldest Disney Vacation Club resort, direct sales recorded its best monthly totals in calendar year 2024.

In May 2024, 152,975 Disney Vacation Club points were sold for the 12 DVC resorts located at World Disney World and The Villas at Disneyland Hotel.  Not only is that a 27.9% gain over the previous month, it is the best sales amount since October 2023 when 221,997 points were sold.    

Disney’s Riviera Resort led all resorts in sales with 74,589 points.  In second place with 51,486 points was Disney's Old Key West Resort, which is DVC’s oldest property.  It is the most number of points sold in a single month for Old Key West resort in the 14 years DVCNews has tracked sales, more than doubling the previous high of 24,880 points recorded in July 2021.  The impetus for Old Key West’s recent sales surge are deep price discounts that began in early April.  These discounts are due to expire on June 24, 2024, and it is unknown what discounts, if any, Disney will offer after that date.  



No deeds were recorded in May for Disney’s Polynesian Villas & Bungalows.  The last time a Polynesian deed was recorded by Orange County Comptroller was on April 5, 2024.  It appears Disney has suspended Polynesian sales until it begins selling points for the new Island Tower that is scheduled to open on December 17, 2024.

There were several large deeds and large point purchases made in the month of May.  The four largest single deeds were for 1,000 points, 700 points, and two 600-point deeds, all for Riviera.  The largest multiple deed purchase was 1,400 Old Key West points split between four 250-point deeds and four 100-point deeds.  In addition, there were two 1,000-point multiple deed purchases for Riviera, one split into two 500-point deeds and the other into four 250-point deeds.

Disney’s Riviera Resort —  In May, Riviera sold 74,589 points, the most since 87,647 points were sold in February 2024.



Disney has sold 4,421,599 Riviera points, about 65.6% of the resort’s 6,739,966 total points.  It has averaged 72,192 points in monthly sales since the first deeds were recored in April 2019.  If future Riviera sales maintain that  pace, it will be another 30 months before the resort is completely sold out.  

No Fixed Week deeds were sold for Riviera in May.  Disney has sold 121 Fixed Week deeds for the resort with 72 deeds having been sold for the last six weeks of the year.

On May 7, 2024, Disney added 13 vacation homes to the DVC inventory at Disney’s Riviera Resort, increasing the number of declared vacation homes from 256 to 269.  There are still 72 vacation homes that have not yet been declared and are still under the control of Disney.  The declared inventory accounts for 5,359,939 points, or 79.5% of the resort’s total points. 

The Villas at Disneyland Hotel  In May, approximately 17,490 points were sold for Disneyland Hotel.  Disney has sold 678,617 points since sales were first recorded in May 2023, about 20.8% of the resort’s estimated 3,255,992 total points.

Sales for Disneyland Hotel started off strong, averaging almost 135,000 points in May, June, and July 2023. Since then, sales have leveled off averaging 27,454 points from August 2023 to May 2024 and only 18,031 points a month from March to May 2024.  Thus, it is difficult estimate how long it will be before Disneyland Hotel is sold out. 

The number of points sold for the Disneyland Hotel can only be estimated.  The data available from the Orange County (California) Clerk-Recorder’s Office is limited and the exact number of points sold cannot be compiled directly; instead, the number of points can only be estimated based on the Transfer Tax paid on each deed.  This was not an issue when all deeds were sold at the same base price.  However, in late January, the base price for the Disneyland Hotel was raised from $230 to $239 a point,  Deeds recorded in May are primarily the higher base rate but still include some at the lower rate.  It is not readily apparent which rate applies to a specific deed.  For example, a deed with a Transfer Tax of $25.30 could represent 95 points if purchased at $239 a point or 100 points if purchased at $230 a point.  Although the difference is slight, it means that point totals for the Disneyland Hotel are not as exact as for the other DVC resorts.

Cabins at Disney’s Fort Wilderness Resort  In May 2024 3,940 points were sold for The Cabins at Disney's Fort Wilderness Resort, DVC’s newest destination.  Disney has now sold 30,151 points for the Cabins, which is about 1.1% of the resort’s estimated 2,780,943 total points.

No Fixed Week deeds were sold for the Cabins in May 2024.  To date, six Fixed Week deeds have been sold for the resort.

On April 3, 2024, Disney declared 33 cabins, bringing the number of cabins declared for DVC’s newest resort to 63.  DVC members will be able to book using points up to 63 cabins on any given Use Day.  There are still another 300 cabins that have not yet been declared.  Disney will be able to use these 300 cabins for cash rentals or any other purpose it desires. 

The sales data includes all 12 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort.  Point sales data is not available for the The Villas at Disney's Grand Californian Hotel.
