Sales for Villas at Disneyland Hotel Off to Strong Start in May 2023

Disney Vacation Club’s newest resort began sales in May 2023 and to the surprise of no one, early demand for points was very strong.

On May 2, 2023, sales commenced for The Villas at Disneyland Hotel, the second Disney Vacation Club resort located at the Disneyland Resort in Anaheim, California.  At first, sales were limited to current DVC members; first-time buyers were not eligible to buy until May 30.

The first deeds for Disneyland Hotel were recorded by the Orange County (California) Clerk-Recorder’s Office on May 15, 2023. By the end of May, 1,151 deeds were recorded containing 147,288 points.  The single largest deed was for 800 points and the smallest deed was for 30 points.  The average deed size was 128 points and the median was 150 points.



All of the deeds recorded in May 2023 were purchased by current DVC members.  Since Disney must wait at least 10 days before filing a deed with OCCR, it won’t be until June that The Villas at Disneyland Hotel sales data will include deeds bought by new members.

The data available on OCCR’s public website is not as detailed as the data available on direct sales recorded for the DVC resorts located in Walt Disney World by the Orange County (Florida) Comptroller.  Florida allows users to read the actual deed, which includes information such as number of points, Use Year, Residential Unit number, contract number, and if the deed includes any Fixed Week rights.  The OCCR site only displays a short informational record including the amount of the Transfer Tax paid on each deed.  The number of points on a Disneyland Hotel deed must be estimated based on the Transfer Tax.  The current tax rate is $0.55 per $500 of value.  Thus, a deed with an assessed tax of $12.65 contains 50 points; a deed with a tax of $37.95 contains 150 points.

Initially, Disney declared 61 of Disneyland Hotel’s 326 vacation homes for the DVC inventory.  This is the inventory that DVC members can book using points.  The undeclared inventory is under the control of Disney and can be used for any purpose it desires, including cash reservations.  

The accommodation types that are declared are as follows: 

  • 8 of 36 Duo Studios
  • 48 of 249 Deluxe Studios
  • 1 of 1 Dedicated One-Bedroom
  • 1 of 18 Lock-off Two-Bedrooms
  • 2 of 20 Dedicated Two-Bedrooms
  • 1 of 2 Grand Villas

Based upon early estimates, The Villas at Disneyland Hotel will have a total of 3,255,992 points allotted to it.  The initial DVC declaration of 61 vacation homes accounts for 575,037 points, or 17.9% of the resort’s total points.  In May, Disney sold 4.5% of The Villas at Disneyland Hotel total points.



The above data is collected from deeds filed by Disney Vacation Development and recorded with the Orange County (CA) Clerk-Recorder.  Sales are summarized by the month in which deeds are posted by the county.
