Grand Floridian, Riviera Incentives Rise for Spring 2023

Early 2023 featured the highest ever direct prices for resorts in active sales. Following a rise in the base price to $217 per point, modest incentives left first-time buyers paying $210 each for 200 points Villas at Disney's Grand Floridian Resort & Spa and $213 for Disney's Riviera Resort. The base price increase sets the table for the debut of Villas at Disneyland Hotel later this year, but the immediate result was lagging sales for at least two of the three resorts currently selling. 

The new round of incentives takes 200 Grand Floridian points down to $205 each while Riviera drops to $209 per point. 

Strong initial sales left members speculating that Grand Floridian would sell out by mid-2023. The narrative quickly shifted with Riviera outselling Grand Floridian for six straight months from July to December 2022. Nearly 900,000 Grand Floridian points remain unsold with the new tower at Disney's Polynesian Village Resort rising to compete for buyers' attention in 2024. 

Grand Floridian net pricing remains lower than Riviera, however incentive for the latter have also received a slight boost:

 In recent years, DVC has grown more aggressive with discounts for Aulani, Disney Vacation Club Villas. This wave of incentives represents a pull-back with the new-buyer rate for 200 points rising from $192 each to $199. Aulani was initially targeted at the west coast audience, a group that DVC will want focused on Disneyland Hotel when it begins selling sometime this spring. 

Modest discounts remain available for Disney's Old Key West Resort and Disney's Saratoga Springs Resort. Both resorts are currently priced at $205 per point with a $3 discount offered at the 150-point level. These discounts are identical to what was offered during the winter. 

Current owners save even more on Grand Floridian add-ons. At the 200 point level, buyers will save a full $20 per poing added. 

 Meanwhile Riviera incentives are similarly up vs the winter rates, while still not quite as generous as Grand Floridian. 

As with new buyers, member add-on prices for Aulani have taken a step backward.  As recently as November 2022, members could save $39 each on a 200 point add-on for Aulani. In January the savings dropped to $33 per point. Today it sits at $26 each for the same size add-on. 

Modest add-on discounts are also available for the two older locations.
