Disney Vacation Club resorts are not immune to inflation as member dues rise 4-8% for most destinations.
Big increase set for Disney's Beach Club Villas
Disney Vacation Club dues cover the operating costs of the resort (employees, park transportation, housekeeping, utilities, etc.) as well as property taxes and some allocation for long-term repairs and upgrades.
Following are the proposed figures for the 2023 calendar year:
|Resort||2022 Dues||2023 Dues||Increase|
|Animal Kingdom Villas||$8.2365||$8.8099||+6.96%|
|Bay Lake Tower||$7.0826||$7.4255||+4.84%|
|Beach Club Villas||$7.5362||$8.1655||+8.35%|
|Copper Creek Villas||$7.6020||$7.9203||+4.19%|
|Old Key West||$8.8063||$9.3570||+6.25%|
|Vero Beach Subsidized||$9.4100||$10.1298||+7.65%|
Disney's Riviera Resort checked-in with the lowest increase at just 1.81%. Disney Vacation Club appears to have been conservative in its budgeting for the new resort, with dues rising just $.19 per point since its opening in 2019.
Owners of Disney's Beach Club Villas will see the largest increase at 8.35% or almost $.63 more per point than they paid in 2022. Dues for Disney's Polynesian Villas & Bungalows also rose more than 8% with owners set to pay $.56 more per point than the previous year.
Rising operating costs are the primary culprit at resorts with large dues increases. The Polynesian's operating budget rose from $5.0335 per point in 2022 to an estimated $5.5074 in 2023, an increase of 9.4% year-to-year. Beach Club operating costs are up 11.5% from $4.8932 to $5.4574. Meanwhile Villas at Disney's Grand Floridian Resort & Spa saw its operating costs rise just 5.3% from $4.5665 to $4.8088 per point as capital improvements contributions and estimated taxes rose by 2.7% each.
Somewhat surprisingly, the two locations at Disney's Wilderness Lodge--Boulder Ridge and Copper Creek--are among the lowest increases despite a modest increase in 2022 and wholsale refurbishment which will continue into 2023.
Athough it is not a high dollar item, insurance costs rose dramatically at many locations. Disney's Saratoga Springs Resort & Spa saw its rate rise from $.0726 in 2022 to $.1353 per point in 2023, an increase of more than 86%. Other Walt Disney World resorts saw their insurance rates increase by roughly 50%. Among Disney's beach locations, insurance for Disney's Vero Beach Resort rose just 8% from $.8952 to $.9709 per point. Disney's Hilton Head Island Resort insurance rose 23% from $.2823 to $.3476 per point. And insurance at Aulani, Disney Vacation Club Villas increases less than 2% from $.2028 to $.2063 per point.
