Disney Vacation Club direct purchase prices continue to creep upward via reduced incentives and higher base rates.

Remember that great post-pandemic pricing for Disney's Riviera Resort? Well, it isn't coming back anytime soon.
With the release of Disney Vacation Club's latest direct sales incentives, prices continue to creep upward as monthly sales numbers gradually rise. Discounts revealed back in January saw Riviera points discounted by $21 each for a new owner purchase and $26 for an add-on of 200 points. Today that same purchase level yields discounts of $15 each for first-time buyers and $20 for add-ons.
Pricing again features a limited time "additional incentives" which expire August 4, 2021.
Current discounts for Riviera are as follows:

150-174 points: $5 off per point (drops to $4 after 8/4)
175-199 points: $9 ($6 after 8/4)
200-249 points: $15 ($10 after 8/4)
250-299 points: $18 ($13 after 8/4)
300-499 points: $21 ($16 after 8/4)
500-999 points: $23 ($18 after 8/4)
1000+ points: $25 ($20 after 8/4)
Existing Member Add-On Discounts - Riviera
100-124 points: $6 off per point (drops to $2 after 8/4)
125-149 points: $8 ($6 after 8/4)
150-174 points: $15 ($9 after 8/4)
175-199 points: $19 ($11 after 8/4)
200-249 points: $20 ($13 after 8/4)
250-299 points: $23 ($17 after 8/4)
300-499 points: $26 ($21 after 8/4)
500-999 points: $28 ($25 after 8/4)
1000+ points: $30 ($25 after 8/4)
The above discounts are reductions from the stated base rate of $201 per point. A first-time buyer purchasing 200 points at Riviera would pay a net rate of $186 per point ($201 base -$15 incentive) through August 4, After that date the incentive for 200 points is reduced to $10, yielding a net rate of $191 per point. Closing costs and other fees may apply.
Discounts are also available for Aulani , Disney Vacation Club Villas with incentives a bit more appealing than Riviera:

DVC also continues its recent pattern of offering discounts at select sold-out properties. The following incentives apply to direct purchase points at Disney's Old Key West Resort, Disney's Saratoga Springs Resort & Spa, Disney's Animal Kingdom Villas and Disney's Polynesian Villas & Bungalows:

Base prices are currently $165 each for Old Key West and Saratoga, $186 for Animal Kingdom and $250 for Polynesian.
Finally, direct purchase prices have increased for Disney's Vero Beach Resort--up from $120 to $125 per point--and Disney's Hilton Head Island Resort--up from $135 to $140 each. No incentives are currently available for either of these locations.
