Monthly sales data for January 2013

Financial News & Pricing

In January 2013, Disney Vacation Development sold 165,342 points for the nine Disney Vacation Club resorts for which sales data is available.  Not only was this the best monthly sales total since August 2012 -- when 209,913 points were sold -- but it was an increase of 43.4% over the previous month of December 2012, when only 115,281 points were sold.

Disney's Animal Kingdom Villas is the only DVC resort at Walt Disney World that is being actively marketed by Disney Vacation Development.  87,344 Animal Kingdom Villas points were sold in January 2013, an increase of over 23,000 points compared to December 2012.  However, January's sales total was still well below the resort's 2012 average of 108,816 points per month.

DVC Direct Sales - January 2013

Although neither Bay Lake Tower at Disney's Contemporary Resort nor Disney's Saratoga Springs Resort & Spa are being actively marketed, sales improved for both resorts.  In January 2013, Bay Lake Tower sold 32,384 points and Saratoga Springs sold 18,880 points.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas.  The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Disney's Animal Kingdom Villas - Disney Vacation Development has sold about 82.0% of Disney's Animal Kingdom Villas' 7.4 million total points.  Since DVD cannot sell more than 98% of the points at a DVC resort, it still has about 1.18 million Animal Kingdom Villas points that it can sell to the general public..

In December, DVD reacquired 6,895 Animal Kingdom Villas points through foreclosure proceedings, exercising its Right of First Refusal on resale transactions, and other buyback reasons.  Since the start of sales in February 2007, DVD has reacquired 360,146 Animal Kingdom points.

DVD has declared 88.63% of Animal Kingdom Villas for the DVC inventory.  This means that on any given Use Day Members can book up to 88.63% of the resort using points.  The rest of the resort is owned and controlled by DVD, which it can use for cash reservations and other reasons.  The most recent declaration of Animal Kingdom Villas Units for the DVC inventory was made on July 23, 2012, and DVD still has about 491,000 points that have been declared but not yet sold to the general public.

Bay Lake Tower at Disney's Contemporary Resort - As of January 31, 2013, the general public owns all but 185,705 of Bay Lake Tower's 5.7 million points.  As with Disney's Animal Kingdom Villas, Disney Vacation Development cannot sell more than 98%; thus, DVD has only 71,034 Bay Lake points left that can be sold to the public.

Although DVD cannot sell 2% of Bay Lake Tower's points, it is not required to retain 2% of the points in each of the eight Use Years. It could sell all the points in several Use Years and keep a larger percentage of points in other Use Years.

As of January 31, 2013, the total number of points left unsold for each Use Year at Bay Lake Tower is shown below. Since DVD must retain 114,671 points for itself, it cannot be determined which Use Years DVD is actually willing to sell at this time.

February -- 53,153 points
March -- 46,332 points
April -- 8,753 points
June -- 19,016 points
August -- 17,718 points
September -- 19,716 points
October -- 6,493 points
December -- 14,524 points
