After experiencing a slow month in September, direct sales of Disney Vacation Club points made a moderate rebound in October 2012. 157,553 points were sold in October, an increase of 30.9% over the previous month.
For the eighth consecutive month, Disney's Animal Kingdom Villas' 94,599 points led all resorts in sales. With 21,934 points, Bay Lake Tower at Disney's Contemporary Resort was in second place, edging out Disney's Saratoga Springs Resort & Spa, which had 19,278 points sold in the month.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
Disney's Animal Kingdom Villas - In October 2012, the number of Animal Kingdom Villas points sold increased by more than 25,000 to 94,599 points. So far in 2012, Disney Vacation Development has sold 1,166,963 Animal Kingdom Villas points, a monthly average of 116,696 points. By comparison in 2011, when Bay Lake Tower at Disney's Contemporary Resort and Disney's Saratoga Springs Resort & Spa were the focus of DVD's marketing efforts, Animal Kingdom Villas averaged only 50,194 points per month.
In October, DVD also reacquired 7,285 Animal Kingdom Villas points through foreclosure proceedings, exercising its Right of First Refusal on resale transactions, and other buyback reasons. Since sales began in February 2007, DVD has reacquired a total of 341,031 Animal Kingdom Villas points.
As of October 31, 2012, 79.19% of the resort's 7.4 million points have been sold. Since DVD cannot sell more than 98% of any resort's total points to the general public, it still has about 1.39 million points left in its inventory that it can sell. These numbers include the Animal Kingdom Villas points DVD has reacquired since sales began in February 2007.
DVD has declared 88.63% of Animal Kingdom Villas for the DVC inventory. This means that on any given Use Day Members can book up to 88.63% of the resort using points. The rest of the resort is owned and controlled by DVD, which it can use for cash reservations and other reasons. The most recent declaration of Animal Kingdom Villas Units for the DVC inventory occurred on July 23, 2012.
Bay Lake Tower at Disney's Contemporary Resort - With 21,934 points sold in October 2012, Bay Lake Tower trailed only Animal Kingdom Villas in the number of points sold for the nine DVC resorts tracked by this study. DVD also reacquired 6,225 Bay Lake Tower points in October via foreclosure proceedings. To date DVD has reacquired 103,241 points, about 1.8% of Bay Lake Tower's total points.
As with Animal Kingdom Villas, DVD cannot sell more than 98% of Bay Lake Tower's 5.7 million points to the general public. DVD has only about 120,000 points left unsold at the resort. The October Use Year is in shortest supply with about 7,618 points left unsold. The December Use Year is also in relatively short supply with only 16,343 points left unsold. Bay Lake Tower's February Use Year has the largest number of unsold points with 53,277 points still available.
