November 2011 saw the continuing decline in the number of Disney Vacation Club points sold directly by Disney. With only 161,328 points sold, November marked the third month in a row in which point sales were less than the month before. It also marked the smallest number of points sold during a month in well over a year.

The drop in point sales is not entirely unexpected. Sales for Bay Lake Tower at Disney's Contemporary Resort, which is almost sold out, have fallen considerably over the past few months as the marketing emphasis shifts to other resorts. In addition, November is historically a slow month for sales of Disney Vacation Club (DVC) points.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development (DVD) and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

At the end of November, DVD had about 365,000 points left to sell at Bay Lake Tower at Disney's Contemporary Resort, and about 2,535,000 points left to sell at Disney's Animal Kingdom Villas. In addition, DVD had at least 297,000 left to sell from the Treehouse Villa Units at Disney's Saratoga Springs Resort & Spa, plus an unknown amount of points that it had left to sell from the previously declared Units at Saratoga Springs. Thus, DVD has at least 3.2 million points left to sell at Bay Lake Tower, Animal Kingdom Villas and Saratoga Springs.

If DVD continues to sell about 160,000 points a month at the Florida and East Coast DVC resorts, then it has about 20 months of inventory left to sell.

Bay Lake Tower at Disney's Contemporary Resort - In November 2011, Bay Lake Tower recorded 21,977 points sold, slightly more than the previous month when only 18,862 points were sold. These sales numbers are well below Bay Lake Tower's historical average of over 140,000 points a month, which indicates that DVD is no longer actively marketing Bay Lake Tower to prospective buyers.

DVD has sold about 93.5% of the maximum number of points it can sell at Bay Lake Tower. This reflects 53,419 Bay Lake Tower points that DVD has reacquired through foreclosure proceedings, exercising its Right of First Refusal, and other buyback reasons.



Disney's Animal Kingdom Villas - It appears DVD is being more active in marketing Animal Kingdom Villas. For the month, Animal Kingdom Villas sales improved to 54,200 points, 18.4% higher than the previous month.

Although Animal Kingdom Villas still trails Disney's Saratoga Springs Resort & Spain monthly sales, DVD has far more points to sell at Animal Kingdom Villas than at any Walt Disney World resort. Including points that have been reacquired through foreclosure proceedings, exercising its Right of First Refusal, and other buyback reasons, DVD has sold about 65.0% of Animal Kingdom Villas' points, leaving it with over 2.5 million points to sell.

Disney's Saratoga Springs Resort and Spa - In November, DVD sold 72,805 points at Saratoga Springs. Even though its sales dropped 20.6% from the previous month, Saratoga Springs sales led all other DVC resorts for the fourth month in a row.

If the current pace continues, by summer 2012 DVD should sell all of the points that were added to the Saratoga Springs inventory when the Treehouse Villas were declared in January 2009.
