In October 2011, direct sales of Disney Vacation Club points dropped to 170,441 points, the lowest monthly total since February 2011. Not only is this a drop of 17.3% from September 2011, it is a drop of 21.4% compared to the average monthly sales (216,821 points) for the last 12 months.
For the third consecutive month, more points were sold for Disney's Saratoga Springs Resort & Spa than any other Disney Vacation Club (DVC) resort. With 91,655 points sold, Saratoga Springs sold twice as many points as Disney's Animal Kingdom Villas (45,786 points), and almost five times as many points as Bay Lake Tower at Disney's Contemporary Resort (18,862 points).

In September 2011, Disney Vacation Development (DVD) sent fliers to some members encouraging them to add points at some of the older DVC resorts. Perhaps due to this advertising push, Beach Club Villas, Boardwalk Villas, Vero Beach, and Villas at Wilderness Lodge saw an increase in sales in October 2011 compared to their average monthly sales over the previous 12 months:

Old Key West sold 2,992 points in October 2011, which is 48.8% higher than its average for the last nine months. Disney's Hilton Head Island had no sales recorded in October.
The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney’s Vero Beach Resort and Disney’s Hilton Head Island Resort. Point sales data is not available for the Villas at Disney’s Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
Bay Lake Tower at Disney’s Contemporary Resort - Bay Lake Tower recorded its lowest monthly sales amount since sales began in September 2008. Only 18,862 points were sold in October, which is about 122,000 points less than what Bay Lake Tower sold in October 2010.
Despite the drop in sales, DVD has sold about 93.2% of the points it is authorized to sell at Bay Lake Tower. This reflects 51,239 points hat DVD has reacquired through foreclosure proceedings, exercising its Right of First Refusal, and other buyback reasons.
Disney’s Animal Kingdom Villas - Despite BLT sales slowly significantly, there is little evidence that DVD is in any rush to sell the 2.5 million Animal Kingdom Villas that it has in its inventory. In October 2011, 45,786 Animal Kingdom Villas points were sold, which is slightly higher than the 41,200 points that Animal Kingdom Villas sales have averaged over the last 12 months. However, October's sales total is the lowest total since June 2011 when only 29,843 points were sold. Whether as part of DVD's marketing strategy or due to some other factor, Animal Kingdom Villas' sales continue to lag far behind Saratoga Springs.
About 72.54% of Animal Kingdom Villas has been declared for the DVC inventory and the last time additional Animal Kingdom Villas Units were declared for the DVC inventory declaration was on August 16, 2011. Since DVD has about 700,000 Animal Kingdom Villas points that have been declared but not yet sold, there is little reason for DVD to make another declaration at Animal Kingdom Villas anytime soon.
Disney’s Saratoga Springs Resort & Spa - Saratoga Springs led all DVC resorts in the number of points sold in October 2011 with 91,655 points. Although it was about twice as many points as the second placed resort -- AKV -- it was less than the number of points sold for Saratoga Springs in August and September by 9.3% and 11.9%, respectively. Given its price of $99 a point, it is not surprising that Saratoga Springs is outselling the other DVC resorts.
It is not known how many points DVD has left to sell at Saratoga Springs. DVD has sold 62.4% of the points that were declared with the 60 Treehouse Villas, leaving it with about 340,000 points unsold points from those specific Units. However, DVD has also been selling points from the non-Treehouse Units that were declared prior to January 2009. It is not known exactly how many points DVD still has from those non-Treehouse Villas Units in its inventory.
