All 341 Vacation Homes At Disney’s Riviera Resort Now Declared for the Disney Vacation Club Inventory

In February 2019, the first 69 vacation homes were declared for Disney's Riviera ResortDisney Vacation Club's newest timeshare destination.  2,636 days later, the resort's final vacation homes have been added to the condominium association.

On May 29, 2026, a declaration was recorded by the Orange County Comptroller to add the final 20 Riviera Resort vacation homes to the DVC inventory.  No effective date was indicated on the declaration but it was signed and notarized on May 5, 2026. More than seven years since the first declaration was made on February 15, 2019, Disney has now declared all 341 Riviera vacation homes for the DVC inventory.

This means that Disney Vacation Club owners now have access to reserve all rooms at Disney's Riviera Resort using their points, less a modest 2% ownership held back to accommodate maintenance and other unexpected needs. 

The latest declaration covers 20 vacation homes in six Residential Units numbered 20A, 20B, 20C, 20D, 20E, and 20F.  They are all located on the second floor on the west side of the resort closest to Disney's Skyliner.  The 20 vacation homes include three Tower Studios, one Dedicated Studio, one Dedicated One-Bedroom Villa, eight Lockoff Two-Bedroom Villas, and seven Dedicated Two-Bedroom Villas.  These twenty vacation homes account for 374,260 DVC points.

Here is a breakdown of all the vacation homes at the Riviera:

  • 24 Tower Studios
  • 38 Dedicated Studios
  • 29 Dedicated One-Bedroom Villas
  • 148 Lockoff Two-Bedroom Villas
  • 90 Dedicated Two-Bedroom Villas
  • 12 Three-Bedroom grand villas

Riviera’s timeshare inventory amounts to 6,739,966 DVC Vacation Points.  This includes the 2% that Disney is required to retain for itself.  Only 6,605,167 points can be sold to the general public 

Eighty-seven months to fully declare a resort may sound like a long time.  The first phases The Villas at Disney’s Grand Floridian Resort and Disney’s Polynesian Villas & Bungalows took less than 19 months and 34 months, respectively, while Copper Creek Villas & Cabins at Disney’s Wilderness Lodge took less than 25 months to be fully declared.  However, Riviera has over 6.7 million points, 67% more points than the initial Polynesian development and more than double the total of Grand Floridian and Copper Creek. 

More importantly, the 2020 global pandemic wrecked havoc with timeshare sales and Riviera bore the brunt of the resulting economic downturn.  In the first three months of 2020 Disney sold 473,910 Riviera points.  But when Disney took drastic steps to confront the pandemic, it sold only 33,035 Riviera points in May, June, and July 2020 combined. Before the pandemic Riviera’s monthly sales topped the 100,000-point mark eight times; afterward, it exceeded that mark only once.

At its current sales pace, Riviera projects to be sold out by summer 2027. While Disney Vacation Club does maintain an inventory of points at older resorts, the most attractive sales promotions are typically retired once a resort reaches that "sold out" designation.
