On December 24, 2007, Disney Vacation Development filed the Forty-Second Amendment to Declaration of Condominium for Disney's Saratoga Springs Resort. This amendment added Phases 130 - 131 (Units 130A, 130B, 131A and 131B) to the Condominium.
OK, so what does this mean to you and me?
Before Disney Vacation Development (the Disney unit which actually builds and sells the units which are then administered by the Disney Vacation Club) can begin selling ownership in a structure, they must declare that structure as part of the Condominium. In the case of Saratoga Springs, construction on the last of the 18 buildings was completed back in June 2007. Since DVD did not yet have purchase commitments for all 18 buildings, ownership remained with Disney who could make the rooms available to travel agents and their own Central Reservations booking office.
Whenever DVD makes a sale, points are drawn from the units that have already been added to the Condominium. When the supply of available points is nearly depleted, the Declaration of Condominium is amended to add additional units and replenish the points DVD has on-hand to sell.
This particular filing, the forty-second amendment to the original Declaration, represents the addition of the entire first floor of the eighteenth and final building at Saratoga Springs. DVD now has only 6 more units--three more floors--worth of points at Saratoga Springs which could be added to inventory and sold to current or new DVC members.
Dating back to June 2007, DVD has amended this Declaration a total of five times. These five amendments declared a total of 14 units, or 7 floors worth of rooms, into inventory. With only 6 units remaining to declare, it is conceivable that all of Saratoga Springs will be added to the sales inventory by April or May, 2008.
Units must be Declared before they can be sold, so sales will continue for several months following the date of the final amendment. But those considering a purchase or add-on at Saratoga Springs should take note--by all appearances, the initial offering for Saratoga Springs will end sometime in the summer of 2008. After this time, points are likely to remain available for purchase through DVD (or on the resale market), but it is unlikely that any promotional discounts or other incentives will be offered on this particular resort.
