Sales began for Disney Vacation Club’s newest resort in February 2024 but it didn’t result in a boost in overall direct point sales for the month as Disney's Riviera Resort continued to lead the way.
In February 2024, 138,363 Disney Vacation Club points were sold for the 12 DVC resorts located at World Disney World and The Villas at Disneyland Hotel, about the same that was sold in January 2024 (138,609 points). Although both Disney’s Riviera Resort and The Villas at Disneyland Hotel saw their sales decline slightly in February, sales for The Cabins at Disney’s Fort Wilderness Resort, DVC’s newest property, helped overall sales remain stable.
Since DVC suggested at the annual meeting in December 2023 that the tower currently under construction would be part of the existing association for Disney's Polynesian Villas & Bungalows, sales for that resort have seen a marked increase. 6,543 points have been sold in January and February for the Polynesian compared to only 4,807 points in the six month period from July to December 2023.
Several large point purchases were made in February. The largest were three 1,000-point Riviera deeds bought by three brothers. Other purchases split between multiple deeds included 1,225 Riviera points across four deeds, 750 Riviera points across three deeds, and 700 Riviera points across five deeds. There was also 600 Polynesian points split across 11 deeds.
Disney’s Riviera Resort — In February, Riviera sold 87,647 points, 5.8% less than it sold in January. Despite the decline in February, Riviera sales continue to trend upward when compared to its previous three-month period (74,830 points), six-month period (65,319 points), and 12-month period (52,459 points).
It has been almost five years since sales began for Disney's Riviera Resort. Disney has sold 4,211,055 points, about 62.5% of the resort’s 6,739,966 points. Sales have averaged 72,160 points a month over that time.
No Fixed Week deeds were sold for Riviera in February. Disney has sold 118 Fixed Week deeds for the resort.
Disney has declared 256 of Riviera’s 341 vacation homes for the DVC inventory. There are still 85 vacation homes that have not yet been declared and are under the control of Disney. The declared inventory accounts for 5,081,401 points, or 75.4% of the resort’s total points.
The Villas at Disneyland Hotel — In February, 27,423 points were sold for Disneyland Hotel, slightly less than the 28,079 points that sold in January. Disney has now sold 624,524 points since sales were first recorded in May 2023. About 19.2% of the resort’s estimated 3,255,992 total points have been sold to the public.
Because the data available from the Orange County (California) Clerk-Recorder’s Office is limited, it is not possible to track some items such as Fixed Week sales. Even the exact number of points sold cannot be measured directly; instead, the number of points can only be estimated based on the Transfer Tax paid on each deed.
The Cabins at Disney’s Fort Wilderness Resort — Sales opened on February 1, 2024 for The Cabins at Disney's Fort Wilderness Resort, DVC’s newest property. Initially, sales were only open to existing DVC members; sales to non-members did not begin until February 27.
The first Cabin deeds were not recorded with the Orange County Comptroller until February 19, 2024. In the last nine workdays of the month, 69 deeds containing 7,159 points were recorded. Given this lag time, these numbers do not represent a full month's worth of sales data. The numbers shared here for all resorts typically reflect a delay of 3-4 weeks from the time the purchase is made until it is recorded by the local municipality.
It is estimated that The Cabins will have 2,780,943 points when all 363 buildings are declared.
So far, Disney has declared only 30 of the 363 cabins for the DVC inventory. These 30 cabins are allocated 229,820 points, about 8.3% of the resort’s total points.
The sales data includes all 11 DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort, and Disney's Hilton Head Island Resort. Point sales data is not available for The Villas at Disney's Grand Californian Hotel. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds. Thanks to Chris from dvc.market for assisting in the compilation of the sales data.
