As expected, Disney Vacaion Club yesterday raised its base prices on nearly every property currently being marketed. But on two properties, new incentives help mitigate the higher rates.
New rates are now in effect for all every resort except Bay Lake Tower at Disney's Contemporary Resort which held steady at $165 per point. Base prices for both new members and current members adding-on are as follows:
Bay Lake Tower, Grand Californian: $165 per point
Animal Kingdom Villas, Aulani: $145 per point
Beach Club Villas, BoardWalk Villas, Old Key West, Saratoga Springs, Wilderness Lodge: $130 per point
Hilton Head, Vero Beach $115 per point
Of these resorts, the two being currently marketed by Disney Vacation Club are Disney's Animal Kingdom VIllas and Aulani, Disney Vacation Club Villas. As such, pricing on those two properties are reduced via a series of per-point discounts and developer incentives. Current rates are as follows:

100-159 points: $145 per point LESS $3 per point incentive AND $1000 Developer Credit
160-219 points: $145 per point LESS $10 per point incentive AND $1000 Developer Credit
220-319 points: $145 per point LESS $12 per point incentive AND $1000 Developer Credit
320+ points: $145 per point LESS $14 per point incentive AND $1000 Developer Credit
Current Member Add-On
100-159 points: $145 per point LESS $5 per point incentive AND $1000 Developer Credit
160-219 points: $145 per point LESS $12 per point incentive AND $1000 Developer Credit
220-319 points: $145 per point LESS $14 per point incentive AND $1000 Developer Credit
320+ points: $145 per point LESS $16 per point incentive AND $1000 Developer Credit
In lieu of the $1000 Developer Credit, buyers can instead opt to receive either four 5-Day Magic Your Way Park Hopper passes to Walt Disney World OR two Disneyland Premium Annual Passes. According to Disney ticketing websites, the four Park Hopper passes have a current retail value of $1,384.52 including tax, while the two Disneyland Premium Annual Passes are valued at $1,298.00.
