In February 2013, Disney Vacation Development sold 134,612 Disney Vacation Club points for the nine resorts for which sales data is available.  Although this represents a drop of 18.6% compared to the prior month, the number of points sold is close to the average monthly sales for the previous five months, which was 137,368 points.

Much of the decline in sales for February was due to a drop in sales for Disney's Animal Kingdom Villas.  In February, Animal Kingdom sales declined from 87,344 points to 60,584 points, a drop of 30.6%.  Bay Lake Tower at Disney's Contemporary Resort also had a decline in monthly sales of 18.8% to 26,296, as did Disney's Saratoga Springs Resort & Spa, which had a decline of 46.9% to 10,029 points.

DVC Direct Sales - February 2013



Recently, Disney Vacation Development refocused some of its marketing efforts on Disney's Boardwalk Villas.  Not surprisingly, sales for BoardWalk Villas have increased over the last two months because of this marketing push.  From July 2010 to December 2012, DVD sold 59,946 BoardWalk points, an average of only 1,998 points per month.  Those numbers increased to 7,914 BoardWalk Villas points sold in January 2013 and 18,248 in February '13.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas.  The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Disney's Animal Kingdom Villas - Through February 2013, Disney Vacation Development has sold about 82.8% of Disney's Animal Kingdom Villas' 7.4 million total points.  Since DVD cannot sell more than 98% of the points at a DVC resort, it still has about 1.13 million Animal Kingdom Villas points that it can sell to the general public..

In February, DVD reacquired 3,430 Animal Kingdom points through foreclosure proceedings, exercising its Right of First Refusal on resale transactions, and other buyback reasons.  Since the start of sales in February 2007, DVD has reacquired 363,576 Animal Kingdom Villas points.

On February 15, 2013, DVD declared more Animal Kingdom Villas villas for the Disney Vacation Club inventory, bringing to 91.27% the percentage of the resort that has been declared for the DVC membership.  This means that on any given Use Day Members can book up to 91.27% of the resort using points.  The rest of the resort is owned and controlled by DVD, which it can use for cash reservations and other reasons.



Bay Lake Tower at Disney's Contemporary Resort - In February 2013, Disney Vacation Development sold 26,296 for Bay Lake Tower.  It also reacquired 1,700 Bay Lake Tower points through foreclosure proceedings.  As with Disney's Animal Kingdom Villas, DVD cannot sell more than 98%; thus, DVD has only 46,438 Bay Lake Tower points left that can be sold to the public.

Although DVD cannot sell 2% of Bay Lake Tower's points, it is not required to retain 2% of the points in each of the eight Use Years. It could sell all the points in several Use Years and keep a larger percentage of points in other Use Years.

As of February 28, 2013, the total number of points left unsold for each Use Year at Bay Lake Tower is shown below. Since DVD must retain 114,671 points for itself, it cannot be determined which Use Years DVD is actually willing to sell at this time.
