For the fourth month in a row, Disney's Animal Kingdom Villas led all Disney Vacation Club resorts in sales with 148,139 points sold in June 2012. Bay Lake Tower at Disney's Contemporary Resort and Disney's Saratoga Springs Resort & Spa were a distant second and third with 15,687 points and 13,017 points sold, respectively.
The total number of points sold for June 2012 was 192,088, a drop of 27.6% compared to May 2012 when 265,239 points were sold. Such large fluctuations from month to month are not uncommon. In the last 24 months, increases or decreases of 15% or more in sales have occurred 12 times.

For the first six months of 2012, sales are down only 0.9% compared to the first six months of 2011.
The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
Disney's Animal Kingdom Villas - With 736,458 points sold in 2012, Disney Vacation Development (DVD) has now sold more Animal Kingdom Villas points in the first six months of 2012 than in all of 2011. As of June 30, 2012, 73.85% of Animal Kingdom Villas' 7.4 million points have been sold. Since DVD cannot sell more than 98% of a resort's total points to the general public, it still has about 1.8 million points left in its inventory. These numbers include the points reacquired by DVD through foreclosure proceedings, exercising its Right of First Refusal on resale transactions, and other buyback reasons.
In June 2012, DVD reacquired 9,191 Animal Kingdom Villas points
DVD has declared 82.45% of Animal Kingdom Villas for the DVC membership. On any given Use Day Members can book up to 80.25% of Animal Kingdom Villas using points, while the rest is used by DVD for cash reservations and other non-member bookings. Given the current rate of sales, DVD may need to make another declaration within the next few weeks.
Bay Lake Tower at Disney's Contemporary Resort - In June 2012, only 15,687 points were sold for Bay Lake Tower, the fewest number of points sold in a month since sales began in October 2008. DVD also reacquired 5,144 Bay Lake Tower points during the month.
As with Animal Kingdom Villas, DVD cannot sell more than 98% of Bay Lake Tower's 5.7 million points to the general public. DVD has only about 180,000 points left unsold at Bay Lake Tower. The October Use Year is in shortest supply with only about 5,823 left unsold, while the February Use Year, with 71,878 points, has the largest amount of unsold points.
Disney's Saratoga Springs Resort & Spa - After leading all DVC resorts in sales from mid-2011 to early 2012, Saratoga Springs sales continue to drop. In June 2012, DVD sold only 13,017 points at the resort.
