June 2011 was a good month for direct sales.  For the nine Disney Vacation Club resorts for which point sales can be tracked, a total of 254,477 points were sold.  Not only was June's recorded sales total 26.6% higher than the previous month's total, it was the second best month in direct sales over the last 12 months. 

The increase in recorded sales in June may be attributed to several factors including the positive response to the web telecast in May 2011 hosted by Samantha Brown.  In addition, sales might have picked up for Bay Lake Tower at Disney's Contemporary Resort due to reports that all sales incentives will be eliminated in early July 2011.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney’s Vero Beach Resort and Disney’s Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney’s Grand California Hotel or for Aulani, a Disney Resort and Spa.  The data is compiled from deeds filed by Disney Vacation Development (DVD) and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

June 2011 DVC Direct Sales

Bay Lake Tower at Disney’s Contemporary Resort - Direct point sales at BLT fluctuate month to month with increases or declines of 25% or more not uncommon.  In June 2011, Bay Lake Tower's direct sales totaled 146,501 points, an increase of 38.1% compared to the prior month.  However, June's sales total was just slightly above the monthly average of 142,018 points over the last 12 months.

As of June 30 2011, 98.97% of Bay Lake Towerhas been declared for the DVC inventory.  There are only three two-bedroom villas that have not yet been declared.  DVD has also sold 88.62% of Bay Lake Tower to the public.  This figure reflects 36,727 points that were previously sold but subsequently reacquired by DVD through foreclosure proceedings, exercising its Right of First Refusal on deeds sold on the resale market, and other buybacks.

Since DVD cannot sell more than 98% of a resort's total points to the public, it has only about 540,000 points left to sell at Bay Lake Tower.  If Bay Lake Tower were to maintain its average monthly sales of 142,000 points, it will take less than four months before Bay Lake Tower reaches the 98% figure.  But even if future sales drop due to the loss of sales incentives, it is very likely that points for some Use Years at Bay Lake Tower will start to be in very short supply in the coming months.




Disney’s Animal Kingdom Villas - Animal Kingdom Villas direct sales improved in June 2011 from 19,348 points the previous month to 29,843 points, which is slightly above the monthly average for the past year. 

DVD has sold 4,665,108 points for Animal Kingdom Villas, which represents about 63% of AKV's 7.4 million points.  However, that number does not reflect points that have been reacquired by DVD through foreclosures, ROFR, and other buybacks.   Although the exact number of reacquired Animal Kingdom Villas points is unknown, it appears to be much larger than at Bay Lake Tower.  Of the 212 Animal Kingdom Villas Units from which DVD has sold points, 58 Units have had more than 100% of their allotted points sold.  By comparison, only 23 of BLT's 212 Units have had more than 100% of their points sold.  When the reacquired points are factored back into the Bay Lake Tower Units, the percentages for those Units fall below 100%.

DVD has declared 70.34% of Animal Kingdom Villas for the DVC inventory and the last declaration was made on February 23, 2011.  Surprisingly, DVD has yet to use any of the Units from the last declaration to support sales.  At Bay Lake Tower, a Unit or two from a new declaration seems to get tapped right away.   Given the current rate of sales, there is little need for DVD to declare more Animal Kingdom Villas Units for the DVC inventory at this time.

Disney’s Saratoga Springs Resort and Spa - With 71,499 points sold in June 2011, SSR had its best month for sales in the past year.

On June 3, 2011, DVD started to draw points from Saratoga Springs Unit 142C to support sales.  DVD has now used all 15 Units that were added to Saratoga Springs when half of the Treehouse Villas were declared in January 2009.  As of June 30, 2011, DVD has sold 73.6% of the 452,625 points that were added to the Saratoga Springs inventory when the Treehouse Villas were first declared.

On June 30, 2011, DVD declared three more Units at Saratoga Springs for the DVC inventory.  Each Unit contains two Treehouse Villas and 30,175 points, bringing  6 Treehouse Villas and 90,525 points into the DVC inventory.  With this latest declaration, 36 of the 60 Treehouse Villas are now declared. 

It is difficult to know how many points DVD has left to sell at Saratoga Springs.  It has at least 572,235 points left to sell from the 18 declared Treehouse Villas Units and the 12 still undeclared Treehouse Villas Units.  But there is no way of knowing how many points DVD has left to sell from Units that were declared prior to January 2009.  Just since July 1, 2010, 277,417 points have been sold from these Units.
