Monthly sales decline in November 2014

Financial News & Pricing

November 2014 was a very slow month for direct sales of Disney Vacation Club points. In fact, November had the least amount of points sold since the tracking of monthly sales began in July 2010. Only 96,614 points were sold, marking the first time that the monthly point total failed to reach the 100,000 point mark.

Villas at Disney's Grand Floridian Resort & Spa -- 71,922 points were sold in November for the Grand Floridian, well below its 12-month average for the past year of 98,535 points. Given that it is the only DVC resort located at Walt Disney World being actively marketed at this time, its not surprising that the Grand Floridian accounted for 75.2% of Disney Vacation Club points sold in the month.

DVC Direct Sales - November 2014

The Grand Floridian has now sold 73.33% of its 2.5 million points. Taking into account the 2% that Disney Vacation Development must retain for itself, there are 621,981 points remaining that can be sold to the general public. It would take just over 8 months for the Villas at Disney's Grand Floridian Resort to be completely sold out if sales were to continue at the same rate as in November.

November 2014 marked the first month that no fixed week deeds were sold for the Grand Floridian. So far, Disney Vacation Development has sold 242 fixed week deeds for the resort. 102 of these deeds are for last six weeks of the calendar year. In terms of points, the fixed week deeds account for only 4.6% of the points sold, well below the 35% cap that Disney Vacation Development originally stated it would not exceed.

Now that 100% of the resort has been declared, all of the Grand Floridian's villas are available to DVC Members to book using points. However, only 31 of the resort's 36 Residential Units have been assigned a Use Year. Typically, Disney Vacation Development does not assign a Use Year to a Residential Unit until it begins to sell points from the Unit. April is currently the most common Use Year at the Grand Floridian, accounting for 17.65% of the resort's total points. June, which is the default Use Year currently being offered to new members who do not specify a Use Year, has moved into second position with 16.05% of its total points. The least common Use Years are March (5.83%) and September (6.76%). 9.29% of the Grand Floridian's points have not been used to support sales and have not yet been assigned a Use Year.

Disney's Animal Kingdom Villas -- Only 7,601 points were sold for Disney's Animal Kingdom Villas in November 2014. This is the fewest points sold for this resort and well below the 26,478 points it has averaged over the past 12 months. With 8,326 points sold, Disney's Saratoga Springs Report & Spa actually outsold Animal Kingdom Villas in November. The last time this happened was in February 2012 when Disney Vacation Development was offering Saratoga Springs  as a low cost alternative to the more expensively priced Animal Kingdom Villas and Bay Lake Tower at Disney's Contemporary Resort.

Disney Vacation Development has sold over 7.1 million of Animal Kingdom Villas' 7.4 million points. Since DVD must retain at least 2% of the resort's points for itself, there are about 126,517 points that can still be sold to the general public.

The sales data includes all eight DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
