Monthly sales update: Grand Floridian numbers stabilize but overall sales decline

Financial News & Pricing

Sales of Disney Vacation Club points for the Villas at Disney's Grand Floridian Resort & Spa increased slightly in November 2013. For the month, Disney Vacation Development sold 75,377 points for the resort; 153 points more than were sold in October 2013.

Despite sales holding steady for the Grand Floridian, overall sales in November 2013 totaled only 133,358 points, a decline of 23.2% compared to the previous month. Most of this decline was due to a drop in sales for Disney's Animal Kingdom Villas, which sold 39,114 points in November compared to 75,241 points in October 2013.

DVC Direct Sales November 2013

Villas at Disney's Grand Floridian Resort and Spa -- The Grand Floridian has sold 26.7% of its 2.5 million points. If sales were to continue at the rate of 75,000 points a month, it will take about 24 months before the Grand Floridian are completely sold out.

In addition to offering traditional Disney Vacation Club points, the Grand Floridian villas also offers Fixed Weeks. About 9.0% of the points and 176 of the deeds sold through November 2013 have been for Fixed Weeks. Half of the Fixed Weeks sold have been for the last six weeks of the year. Week #49, which starts on December 8, 2013, has sold 18 Fixed Week deeds, slightly more than weeks #51 and #52, which have sold 17 Fixed Week deeds each.

For the first few months of sales, Disney Vacation Development used the April Use Year as the default when buyers do not request a specific Use Year. About 44.2% of the points sold so far are in the April Use Year. However, it now appears that Disney Vacation Development is beginning to use June as the default Use Year. About 12.3% of the points sold for the Grand Floridian are in the June Use Year.

Disney's Animal Kingdom Villas -- The 39,114 points sold in October 2013 is the fewest number of Animal Kingdom Villas points sold in a month since June 2011 when 29,843 points were sold. It is also well below the 93,744 points Animal Kingdom Villas has average in monthly sales in 2013.

Disney Vacation Development has sold about 93.3% of Animal Kingdom Villas' 7.4 million points. Since it cannot sell more than 98% of the points, there are about 348,000 points left that can be sold to the general public.

The sales data includes all eight DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
