Earlier this week the Orlando Sentinel brought to light Disney's recent legal filings related to the Disney Vacation Club project at the Contemporary Resort, now unofficially known as the Kingdom Tower.  Nearly 200 pages of documentation associated with this project are now a matter of public record.  And you can get your very own copy...right here.

The information we received was quite a jumble of paperwork, mostly in electronic PDF format.  We've gone to great efforts to clean up the documentation and split the items into more managable pieces.  To view these documents you will need to have the Adobe Acrobat Reader (free) or other compatible program installed on your computer. 

Collectively many of the documents below will be assembled to form the Public Offering Statement for the Kingdom Tower.  It is worth noting that these are not finalized documents being used by DVD / DVC for sales purposes.  Any or all of the information contained within may yet be altered prior to the beginning of sales on the Kingdom Tower.

Here is my take on the low dues: it is a function of the higher points charts.

The dollars in the budget appear to be based upon having approximately 1,530,000 points in circulation for 2009. That figure would be driven by the as-yet-unreleased points charts.

For a moment let\'s assume that the points were actually 20% LOWER across the board. Instead of there being 1.5 million points, each paying dues, there would only be 1,224,000 million points.

Apply that lower total to the same budgets for Operations, Reserves and property taxes and the dues go up to $4.79 per point--which is about what we would expect to see.

The dues may cost less, but since it will require more points per night to stay there, the net OOP per night is about the same from the dues perspective. The buy-in will still be higher since you\'ll need more points for any given stay when compared with other resorts.

Expiration of the KTR is Jan 31, 2060. Looks like the trend of each new resort having a seperate expiration is continuing.
