Monthly sales data for January 2012

Although January 2012's sales total was only slightly above average, it was an improvement compared to January 2011 which saw only 207,542 points sold. Given that Bay Lake Tower was still being actively marketed in early 2011, it makes January 2012's all the more impressive.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Bay Lake Tower at Disney's Contemporary Resort - In January 2012, 33,349 points were sold for Bay Lake Tower. This is the highest number of points sold for Bay Lake Tower since the August 2011 total of 40,872 in sales.

DVD can only sell 98.0% of BLT's total points (5,618,859) to the general public. As of January 31, 2012 it had sold 94.45% of those points, leaving it with 311,982 points remaining. These numbers reflect points what DVD has reacquired from owners through foreclosures, exercising its Right of First Refusal on resale transactions and other buyback reasons. Since sales started in September 2008, DVD has reacquired 346 deeds containing 61,389 points.

As the chart below shows, the February is the most common Use Year at Bay Lake Tower and it also has the most unsold points. October is the least common Use Year at Bay Lake Tower and has the fewest number of points still available for purchase at this time.  

Bay Lake Tower has four Units containing 113,535 points that DVD has yet to use to support sales. DVD will not designate the Use Year for those Units until it begins to draw points from those Units to support sales. Unless one or more of these Units are assigned to the October Use Year, it is likely that buyers wanting that Use Year may begin to experience shortages in the coming months.

Disney's Animal Kingdom Villas - In the last year Animal Kingdom Villas' sales have fluctuated each month, increasing by as much as 74.8% and declining by as much as 42.7% from one month to the next.  Animal Kingdom Villas continued that pattern in January 2012. For the month, DVD sold 60,526 points for AKV, about 18.9% less than it sold in December 2011.

Although sales dropped in January 2012, the total for the month is 20.6% greater than Animal Kingdom Villas'  2011 average of  50,194 points sold per month.

As of January 31, 2012, DVD has sold about 66.66% of the maximum number of points it can sell at Animal Kingdom Villas. This reflects 260,144 Animal Kingdom Villas points that DVD has reacquired from owners through foreclosures, exercising its Right of First Refusal on resale transactions, and other buyback reasons.

On February 3, 2012, DVD recorded a new declaration of 11 two-bedroom villas at Animal Kingdom Villas. Although the declaration was not recorded until February, it was effective as of October 27, 2011. With this new declaration DVD has now declared 74.96% of Animal Kingdom Villas for the DVC inventory. This means that on any given Use Day DVC members can book up to 74.96% of Animal Kingdom Villas using points.

Disney's Saratoga Springs Resort and Spa - With 103,213 points sold in January 2012, Saratoga Springs sales led all other DVC resorts for the sixth month in a row. January's total was the highest since September 2011 when sales reached 103,983 points.

All of Saratoga Springs' Units have been declared for the DVC inventory and DVD has used points from all of Saratoga Springs' 339 Units to support sales. December is the most common Use Year at Saratoga Springs with 20.48% of its total points. April is the least common Use Year, with only 6.70% of the resort's total points.

Recently, some buyers wishing to purchase Saratoga Springs points have reported being placed on wait lists due to shortages of points in some Use Years. When DVD introduced the Treehouse Villas to Saratoga Springs, it added about 905,250 points to the Saratoga Springs condo association. As of January 31, 2012 82% of the points from those specific Treehouse Villas' Units have been sold, leaving DVD with about 159,000 points in its inventory of unsold Saratoga Springs points.

DVD also has an unknown number of points to sell that were previously declared from the 309 Units that comprise the rest of the resort.
