    This declaration is good news. Hopefully more rooms have shown up recently at CCV.

    I was surprised this latest declaration was so small and equivalent to only 210,640 points. Copper Creek sold 109,442 points in January 2018 and, if sales remain at that level , then it would take less than two months before all these points could be sold. Of course, there nothing to prevent Disney from making a new declaration every month (or week!) if it wanted to.

    Disney is already drawing points from one of the Residential Units declared on February 12, 2018, to support Copper Creek sales. Six deeds for Unit 05A were recorded with the Orange County Comptroller on February 20, 2018.

    Its interesting to note that the deeds were recorded on February 20th, but the deeds show that they were actually purchased as early as February 2nd, ten days before Disney declared Unit 05A for the DVC inventory on February 12th.

    It may not be a coincidence that there was a 10-day gap between the date Disney first sold points for Unit 05A and when it made the declaration. Buyers have a 10-day grace period in which they can back out of a deal, so the earliest that a deed sold on February 2nd could be closed is February 12th.

    The bottom line is that it appears that Units are "in play" for at least 10 days before the effective date of a declaration.

    This might not mean much when it comes to point sales, but it might have an impact on inventory availability and filling waitlists. Even though 12 vacation homes were declared for Copper Creek on February 12, its quite likely that DVC had access to that new inventory as early as February 2, if not sooner. If members were on a waitlist for a Copper Creek villa, its possible it was filled several days before the declaration was officially made.

    It does seem like multiple people report getting a room suddenly when none have been available and later we find a new declaration for that resort. It is a shame that DVC doesn’t always fill the wait list first on these new points. Instead often someone stalking the Resort Availability Tool (aka RAT) seems to get these new points.
