DVC direct sales recap for March 2013

Financial News & Pricing

Despite a resurgence in sales for Disney's Boardwalk Villas, overall sales declined in March 2013 for the nine Disney Vacation Club resorts for which sales data is available. For the month, Disney Vacation Development sold 125,029 Disney Vacation Club points, a drop of 7.1% compared to the previous month.

Disney's Animal Kingdom Villas led all resorts with 61,936 points sold for the March '13. Although this represents a slight increase of 2.2% compared to February '13, it is well below sales in 2012 when Animal Kingdom Villas averaged 108,816 points a month.

With 19,669 points sold in March '13, Bay Lake Tower at Disney's Contemporary Resort barely edged out Boardwalk Villas' 19,635 points for second place in sales for the month. Sales for Bay Lake Tower should continue to decline since Disney Vacation Development has less than 35,000 points for that resort that can be sold to the general public.

DVC Direct Sales

Beginning January '13, Disney Vacation Development has focused some of its marketing efforts on several DVC resorts that have been officially "sold out" for several years. Compared to the average monthly sales from July 2010 to December 2012, the average monthly sales in the last three months have been higher for Disney's Beach Club Villas (+14.6%), Disney's Vero Beach Resort (+147.9%), and Villas at Disney's Wilderness Lodge (+208.6%). In the case of Boardwalk Villas (+664.1%), recent sales have been much higher than.

It is questionable whether Disney Vacation Development can sustain better than average sales for Beach Club, Vero Beach, Wilderness Lodge, and Boardwalk Villas. Except for Boardwalk Villas, sales for each resort declined in March '13 compared to February '13. Boardwalk sold 7.6% more points in March '13, but the rate of sales slowed in the latter half of the month. After the first week in March, Boardwalk was on pace to sell over 30,000 points for the month, but by the end of the month it had sold only 19,635 points.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort. Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas. The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.
