September 2012 was a very slow month for direct sales of Disney Vacation Club points.    Only 120,348 points were sold in September, almost 90,000 points less than in August 2012.  Sales were down for each of the nine resorts that are tracked for this report.

Although its sales dropped from 114,643 points to 69,461 points in September, Disney's Animal Kingdom Villas continued to lead all resorts in sales.  Disney's Saratoga Springs Resort & Spa was second in sales with 21,359 points.  Bay Lake Tower at Disney's Contemporary Resort was third with 15,403 points, the fewest number of points sold for Bay Lake Tower in a month since it debuted in October 2008.

DVC Direct Sales - September 2012



The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas.  The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Disney's Animal Kingdom Villas - The 69,461 Animal Kingdom Villas points  sold in September 2012 represents the first time since March 2012 that it did not sell at least 100,000 points.  However, September's monthly total is actually greater than the monthly sales amounts for all but two months in 2011.

In September, Disney Vacation Development also reacquired 17,255 Animal Kingdom Villas points through foreclosure proceedings, exercising its Right of First Refusal on resale transactions, and other buyback reasons.  This is the largest number of Animal Kingdom Villas points reacquired in a month since 17,510 points were reacquired in August 2011.  Based on historical data, it is not unusual for DVD to process a large number of foreclosures in the late summer each year.

As of September 30, 2012,  78.01% of Animal Kingdom Villas' 7.4 million points have been sold.  Since DVD cannot sell more than 98% of a resort's points to the general public, approximately 1.48 million points remain available to sell.  These numbers reflect the Animal Kingdom Villas points DVD has reacquired since sales began in February 2007.

DVD has declared 88.63% of Disney's Animal Kingdom Villas for the DVC inventory.  This means that on any given Use Day Members can book up to 88.63% of the resort using points.  The rest of the resort is owned and controlled by DVD, which it can use for cash reservations and other reasons.



Bay Lake Tower at Disney's Contemporary Resort - In September 2012, 15,403 Bay Lake Tower points were sold, about 6,000 points less than the prior month's sales of 21,631 points.  DVD also reacquired 8,050 points in September, the most it has reacquired in a single month..  To date, DVD has reacquired 97,016 Bay Lake Tower points, about 1.7% of its total points.

As with all other resorts, DVD cannot sell more than 98% of Bay Lake Tower's 5.7 million points to the general public.  DVD has only about 136,000 points left unsold at Bay Lake Tower.  The October Use Year is in shortest supply with about 7,818 points left unsold.  The December Use Year is also in relatively short supply with only 16,633 points left unsold.  Both of these point totals are higher than the previous month because DVD reacquired more October and December Use Year points in September than it sold.
