The 255,975 points sold in April is the largest number of points sold since March 2011 when 262,756 points were sold.  Animal Kingdom Villas, which benefitted from being the only DVC resort at Walt Disney World being actively marketed, saw its sales more than double to 177,464 points in April.

DVC Direct Sales April 2012

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney's Vero Beach Resort and Disney's Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney's Grand California Hotel or for Aulani, Disney Vacation Club Villas.  The data is compiled from deeds filed by Disney Vacation Development and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Disney's Animal Kingdom Villas - With 177,464 points sold in April, Disney Vacation Development (DVD) has now sold 391,232 points in just the first four months of 2012.  By comparison, DVD sold only 602,327 Animal Kingdom Villas points for all of 2011.  The resort's sales total for April was the highest monthly amount for a single resort since December 2010 when 206,483 points were sold for Bay Lake Tower at Disney's Contemporary Resort.

To support this increased sales activity, in April DVD twice declared additional points at Disney's Animal Kingdom Villas for the DVC membership.  These declarations totaled 390,960 points, bringing to 80.25% the percentage of the resort which can be booked by members using points on any given Use Day.

In addition to selling 177,464 Animal Kingdom Villas points, DVD reacquired 9,107 points in April.  These points were reacquired from owners through foreclosures, exercising its Right of First Refusal on resale transactions, and other buyback reasons.  Adjusting for the points it has reacquired, DVD has sold 69.44% of Animal Kingdom Villas total points.

Bay Lake Tower at Disney's Contemporary Resort - Although it is no longer being actively marketed, Bay Lake Tower had 40,258 points sold in April, its best single monthly sales amount since June 2011.

Adjusting for the points it has reacquired, DVD has about 220,000 Bay Lake Tower points it can still sell to the general public.  October is the least common Use Year at Bay Lake Tower and there are only about 9,130 points still unsold for that Use Year.

Disney's Saratoga Springs Resort and Spa - Sales for Saratoga Springs continue to drop as DVD's marketing focus shifts to Disney's Animal Kingdom Villas.  After averaging 90,386 points a month from July 2011 to February 2012, Saratoga Springs sold only 44,081 and 21,452 points in March and April 2012, respectively.

All of Saratoga Springs has been declared for the DVC membership.  With about 14,031,570 total points, it is the largest of the 11 DVC resorts.  The next largest resort, in term of points, is Aulani, Disney Vacation Club Villas with 11,518,422 points.  The most common Use Year at Saratoga Springs is December with 20.48% of the resort's total points.  The least common Use Year is April with only 6.70% of its total points.
