For the second consecutive month, more points were sold for Disney's Saratoga Springs Resort & Spa than any other Disney Vacation Club (DVC) resort. 

In September 2011, 103,982 points were sold for Saratoga Springs, significantly more than Disney's Animal Kingdom Villas (61,129 points) and Bay Lake Tower at Disney's Contemporary Resort (23,861 points).

The total number of points sold in September 2011 was 199,947 points, 14.9% less than the previous month.  Although Saratoga Springs posted its highest monthly sales in many months, sales for Animal Kingdom Villas and Bay Lake Tower were down 28.0% and 41.6%, respectively, for the month.

Direct Sales September 2011

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney’s Vero Beach Resort and Disney’s Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney’s Grand California Hotel or for Aulani, a Disney Resort and Spa.  The data is compiled from deeds filed by Disney Vacation Development (DVD) and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Bay Lake Tower at Disney’s Contemporary Resort - With only 23,861 points sold for the month, Bay Lake Tower recorded its lowest monthly sales total since sales began in September 2008.  In fact, September's sales were about 105,000 points less than what Bay Lake Tower averaged in sales over the previous 12 months.  It is apparent that the recent increase in Bay Lake Tower's base price to $150 a point has markedly depressed sales at Bay Lake Tower.

Even though sales have slowed considerably at Bay Lake Tower, DVD only has to sell about 400,000 more points before it reaches 98% of points sold, which is the maximum that can be sold at a DVC resort.  As of September 30, 2011, DVD has sold 91.02% of Bay Lake Tower's total points.  This reflects 47,767 points that DVD has reacquired through the foreclosures and other buyback reasons.


Disney’s Animal Kingdom Villas - In September 2011, Animal Kingdom Villas sales dropped 28.0% from the prior month to 61,129 points.  However, that figure is the second highest monthly total in well over a year for Animal Kingdom Villas.



DVD has sold about 62.6% of Animal Kingdom Villas' 7.4 million points.  That number reflects points that have been reacquired by DVD through foreclosures, Right of First Refusal, and other buybacks.   In September 2011, DVD reacquired 10,728 Animal Kingdom Villas points.  Since sales began in February 2007, DVD has reacquired a total of 230,395 Animal Kingdom Villas points.

During September 2011, DVD started using two previously declared Units to support sales.  One of these Units was assigned the March Use Year, while the other Unit was assigned the April Use Year.   Despite having another Unit added to it, April remains the least common Use Year at Animal Kingdom Villas.


Disney’s Saratoga Springs Resort & Spa - September 2011 was another excellent month for sales at Saratoga Springs.  For the second consecutive month, Saratoga Springs sold over 100,000 points and led all DVC resorts in sales. 

Given that sales have been so good for Saratoga Springs, it was not surprising that on September 28, 2011, DVD declared declared 12 more Treehouse Villas for the DVC inventory.  With this declaration, all 60 Treehouse Villas are now part of the DVC inventory and are available for Members to book using Vacation Club points.  Saratoga Springs is now fully declared for the DVC membership.  In addition to the 60 Treehouse Villas, Saratoga Springs also includes 36 Grand Villas and 792 two-bedroom villas.

The strength of Saratoga Springs' sales is not surprising.  With a base price of $99 a point,  Saratoga Springs is less expensive to buy than the other DVC resort that DVD is actively marketing.
