For the first time since late 2008, Bay Lake Tower at Disney's Contemporary Resort was not the leader in the number of Disney Vacation Club (DVC) points sold for the month.  In August 2011, Bay Lake Tower's sales ranked third, trailing both Disney's Saratoga Springs Resort & Spa and Disney's Animal Kingdom Villas.

Despite the drop in sales at Bay Lake Tower, the overall sales total for the nine Disney Vacation Club resorts tracked in this study was better than average.  The 234,930 points sold in August 2011 represents an increase of 10.3% compared to the total for July 2011.  August 2011 was also the 4th best month for sales in the last 12-month period.

The sales data includes all seven DVC resorts at Walt Disney World, as well as Disney’s Vero Beach Resort and Disney’s Hilton Head Island Resort.  Point sales data is not available for the Villas at Disney’s Grand California Hotel or for Aulani, a Disney Resort & Spa.  The data is compiled from deeds filed by Disney Vacation Development (DVD) and recorded with the Orange County (FL) Comptroller, the Indian River County (FL) Clerk of Court, and the Beaufort County (SC) Register of Deeds.

Bay Lake Tower at Disney’s Contemporary Resort - In August 2011, 40, 872 points were sold for Bay Lake Tower, a drop of 54.0% compared to the previous month.  Given recent increases in Bay Lake Tower's base price to $150 a point, this drop was not unexpected.  By comparison Saratoga Springsis selling for $99 a point.

In addition to selling 40,872 Bay Lake Tower points in August, Disney Vacation Development reacquired 5,180 Bay Lake Tower points that were previously sold to the public.  These points were reacquired through foreclosures and other buyback reasons. 

As of August 31, 2011, 90.68% of Bay Lake Tower's total points have been sold.  This percentage reflects 43,547 points that DVD has reacquired through foreclosure proceedings, exercising its Right of First Refusal (ROFR) on deeds sold on the resale market, and other buybacks.

Disney’s Animal Kingdom Villas - In August 2011, Animal Kingdom Villas had its best month for sales in a very long time.  Benefitting from slower sales for BLT, Animal Kingdom Villas sold 84,864 points, an increase of 74.8% over the previous month.  August was the best month in sales for Animal Kingdom Villasin the last 12 months.

DVD has sold about 61.9% of Animal Kingdom Villas's 7.4 million points.  That number reflects points that have been reacquired by DVD through foreclosures, ROFR and other buybacks.   In August 2011, DVD reacquired 17,513 Animal Kingdom Villas points.  Since sales began in February 2007, DVD has reacquired a total of 219,667 AKV points.

On August 16, 2011, DVD declared 6 more Animal Kingdom Villas units for the DVC inventory.  These Units contain 10 two-bedroom villas and are allotted a total of 162,900.  With this latest declaration, 72.54% of Animal Kingdom Villas has been declared for the DVC inventory.



During August 2011, DVD started using three previously declared Units to support sales.  Two of these Units were assigned the March Use Year, while the third Unit was assigned the February Use Year.   December remains the most common Use Year at Animal Kingdom Villas, while April is the least common Use Year.

Disney’s Saratoga Springs Resort and Spa - August 2011 was an excellent month for sales at Saratoga Springs.  With 101,003 points sold, more points were sold for Saratoga Springs than any other DVC resort included in the study.  This marks the first time since BLT sales started in late 2008 that Saratoga Springssales exceeded those of BLT.

The strength of Saratoga Springs' sales is not surprising.  With a base price of $99 a point,  Saratoga Springs is less expensive to buy than the other DVC resort that DVD is actively marketing. 

DVD has declared 48 of Saratoga Springs' 60 Treehouse Villas for the DVC inventory, with the latest Declaration being made on August 4, 2011. At the current rate of sales, DVD may have to declare the remaining 12 Treehouse Villas by October or November, 2011.  

During August 2011, DVD started using three previously declared Units to support sales.  Two of these Units were assigned the February Use Year while the third Unit was assigned the March Use Year.   Based on the Use Year assigned to new member contracts, it appears that DVD is currently assigning the March Use Year to new members who do not request a specific Use Year.  At Saratoga Springs, December remains the most common Use YearMonthly Sales Data for August 2011 while April is the least common Use Year.
