    Default Direct Sales Slip in December 2017

    December is typically a slow month for direct sales of Disney Vacation Club points and the trend continued in 2017. However, the full year produced the best sales figures DVC has seen in quite some time.

    The slowdown in sales in December is probably attributable to delays in the processing of deeds by DVC or by the staff at the Orange County Comptroller. DVC staff members have to prepare for the Annual Meeting and then getting the annual dues and new points in place, so processing deeds might be a lower priority. OCC may have a lot of time off for the holidays.

    There are a lot of deeds already recorded for January 2018.

    Once DVC starts using PVB Unit #84 we will know the complete Use Year distribution for the resort. We will then be able to update the Use Year Distribution charts. FYI: December is the most common UY at the Polynesian.

    I have always wondered if the members buying contracts as Christmas or Hanukkah presents hold the contracts until they surprise the family opening them as a present on the big gift day, then they don't get around to mailing the signed contracts back until January.

    In December 2017, Disney was still selling 25-point deeds for all resorts except Copper Creek. Usually, the buyer of a 25-point deed already had points at that resort, but not always. Thus, I don't know what Disney's policy is about selling 25-point deeds.

    Keep in mind that whatever approach Disney takes about selling 25-poiunt deeds can change in the future. The best advice I can offer is to call your Guide if you are thinking about adding a small deed to your account.

    It’ll be interesting to see how sales progress in the next few months after the significant price increases at many of the “sold out” resorts

    Agree, definitely worth watching!

    Though I do still believe the price increase was mostly designed to nudge buyers toward active resorts (now Copper Creek and Aulani) rather than waiting on older properties. There will still be some demand for the resorts over $200, and DVC will ROFR just enough to meet demand. But (IMO) the desired effect is to get people to buy CCV or Aulani and try to book Poly, VGF and others at 7 months.

    In early January, Disney started selling points from the Polynesian's Unit #84. All 87 Residential Units at the Poly have now been tapped to support sales.

    Unit #84 has been assigned to the December Use Year. December is by far the most common UY at the Poly, accounting for 28.6% of the Poly's 4,032,720 points. The August UY is a distant second with only 12.2% of the total points.
