A drawback to using the sales data recorded the Orange County Comptroller is that there is no way of knowing if a deed is stripped or fully loaded with points, or if the buyer and seller have negotiated who pays closing costs or maintenance fees. These factors could substantially alter the perceived value of a particular deed resulting in it selling for more (if fully loaded with points and/or the seller pays for some or all of the closing costs or maintenance fees) or less (if the deed is stripped of all points or the buyer has to pay for the closing costs or fees).
However, I think its valid to assume that the mix of stripped and fully loaded deeds, or transactions where the buyer and seller have negotiated some of the closing costs or fees, are similar for the deeds sold before and after the resale restriction was imposed.
