    Don't understand the Breakage - 60 days from use day - does that mean if your past you banking day but you've reduced you pts by staying elsewhere you can still bank if you've made the change within 60 days from your reservation?

    In the DVC, the term "Breakage" has a specific meaning. All DVC accommodations that are not booked by the Membership within 60 days of the check-in date are made available to the general public to book using cash. DVC members can still book those accommodations using points, but they are now competing with non-DVC guests who are willing to pay cash for the villa. The logic behind this rule is simple: DVC Members have had since the 11-month mark to book a villa. If its still vacant at the 60-day mark, then DVC makes it available to the general public rather than letting it go empty.

    If a breakage inventory villa is booked for cash by a non-member, the DVC membership at that resort gets a small percentage of the income from the cash reservation. At the end of the year, this accumulated income appears on each DVC resort's annual budget as Breakage Income. In 2012, BLT's annual maintenance fees were reduced by $0.0831 per point because of income derived from the Breakage Inventory.

    Let me stress something that people tend to forget about the Breakage Inventory. DVC Members can still book a villa using points within 60 days of check-in. The ONLY difference with these villas is that the Membership is now competing with the general public who can book the room through Disney Central Reservation Operation. At 60 days and under, its first come-first served.

    I thought I would throw in this quote from the thread about why members don't seem to love SSR:

    "I'm not so sure that members dislike SSR. But it does tend to book up last, probably for the following reasons:

    1. As far as DVC resorts at WDW go, SSR has the largest number of rooms by far.

    2. It is not within walking distance of a major park and Disney transportation is entirely by bus.

    4. Similar things can be said about OKW, (it is large but not quite as large as SSR). However, it costs less, especially if you want a GV.

    3. Although AKV is also relatively large, is not within walking distance of a mjaor park and dependent on Disney buses, it has the animals.

    The resorts that usually sell out more quickly at 7 months are smaller and located within walking distance or a short boat ride from the major parks.

    IMO, theme & other amentites are is not as important to most members as is LOCATION, LOCATION, LOCATION!" -- CarolMN

    It IS harder to get BLT and easier to get SSR. It was another point the CM made when we were buying BLT - you can't change the fact that you ARE on the monorail and the other resorts (so far) are not. It is something he said members had been asking for for a really long time. It is something they will always want. And membership only grows...food for thought.

    Although they will put another DVC resort on the monorail, it will always be desired.

    We bought into BLT in 2009 and have not regretted a minute of it. I only with we had done so when our kids
    were younger (although all of us Disney freaks never really grow up, do we?) The access to the MK and monorail to Epcot make it ideal to get around to those parks. It is also first on bus stop, so when going anywhere else you don't have to worry about waiting for the bus and it being full.

    If we ever get add-on-itis (I've had it since we puchased our 200 pts and found out how quickly those can disappear), I'd probably have to seriously consider the resale market. We bought at $106/pt a few years ago and Disney has gone a little crazy with the price increases with it currently being $160. You can get resale for around $90/pt. Although you don't get the full benefit you would get buying direct (expedition trips/cruise, etc), those cost so many points, you would have to own a lot of points from Disney to get a lot of good out of that benefit.

    Hope you are happy with your decision...

    I have nothing to add in the advice department - sounds like you've figured out what's most important to you, which is the best basis for making a decision.

    But I just wanted to say I'm so glad we bought into DVC in late 1997 - not only did points cost a lot less, we only had BWV and OKW to choose from, so we didn't need to consider all the other factors everyone needs to look at now!
