The contracts include only those that were sold directly by Disney and do not include contracts sold on the resale market.  My thanks to <b>imdizfan</b> for compiling the number of contracts for BLT.<br />

August 2010 was a good month for sales of DVC resorts.  Many buyers were taking advantage of receiving the full complement of points for the 2009 and 2010 Use Years by choosing a UY that was about to expire.  Here are some general observations about the recent sales at these WDW resorts.<br />
<br />
<b>BLT</b>  --  It is not surprising that BLT leads all WDW resorts in sales.  The 168,516 points sold at BLT in August 2010 were the most points sold for BLT since October 2009 when its base price was raised to $120/point.  To date, approximately 64.6% of BLT's total points have been sold.  If BLT's future sales can maintain the rate seen in August, then BLT should reach the 98% &quot;sold out&quot; limit in about 11 months.<br />
<br />
<b>SSR</b>  --  For several months in late 2009 and the first half of 2010, direct sales at SSR trailed BLT and AKV by a very large margin.  Then, when SSR's price was lowered to $90/point, SSR's sales increased dramatically.  Even when its price was raised to $95/point, SSR sales have been quite steady.  To me, it appears that the DVC Guides are using SSR as a low cost alternative to BLT, AKV, VGC, and Aulani.  Interestingly, almost all of the points sold in July and August were taken from SSR Units that were declared before the TreeHouse Villas Units were declared in January 2009.  I do not know whether they represent SSR points that were never sold or if they are points reacquired by Disney through the foreclosure or ROFR processes.<br />
<br />
<b>AKV</b>  --  As a big fan of this resort, AKV's sales numbers are very surprising.  Although AKV's sales have almost always trailed those of BLT, it has always posted some fairly decent monthly sales data.  But August's numbers represent a new low.  It is as if the Guides are no longer emphasizing AKV to prospective buyers.  Since each two-bedroom villa at AKV is allotted about 16,290 points, the 18,076 points sold in August means that slightly more than one villa was sold at the resort for the month.<br />
<br />
<b>OKW</b>  --  When OKW's price was reduced in March 2010 to $90/point, its sales were quite strong.  Now, it appears that DVD is marketing SSR as the low price alternative.  This shift from OKW to SSR might be due to lower inventories at OKW; some people have reported difficulty buying certain UYs at OKW.<br />
<br />
<b>BCV</b>, <b>BWV</b>, and <b>VWL</b>  --  Although they are officially sold out, DVD continues to sell a few contracts each month at these resorts.  Some are add-on contracts from existing DVC members, but there are a few new master contracts that are sold at each resort.<br />
<br />
I would like to include sales data for HHI, VB, VGC, and Aulani, but the County agencies servicing those resorts are not as user friendly as OCC.<br />
<br />
If you have any explanations as to why AKV's sales numbers are so low, I'd like to hear them.  I would also like to hear from anyone who has recently gone through a DVC sales presentation to hear how the Guides are presenting the different resorts to prospective buyers.</div>

Can they go ahead &amp; check-in to our villa or do they have to wait for us to arrive? They were just planning on hanging out around the resort &amp; DTD until we got there, but they're getting in like 4 hours before us &amp; have a 4 &amp; 2 year old, so if they could get into the room it would make our lives easier.<br />

Anyways, I was at WDW last month from the 14th through the 23rd and to be honest,  besides having some FPs go quickly, I didn't think that the crowds were that bad.  Well for next year's trip, I am looking at getting down earlier in the month due to another commitment that I have.  So we would arrive on the 8th and leave on the 17th.   I looked at the crowd calendar for that time and it is higher for the week of the 8th than the next week, but how bad is it really?<br />

			<content:encoded><![CDATA[<div>hi, dave from england here, - i,m hoping to purchase another contract to add to the california one we already have (270pts) in the next six months or so and i,ve been checking out the resale contracts and dues for diff resorts, seems there is a bit of diff between blt and vero beach dues and i have a question, as the resale price per point varies from 45 dollars through to 90 has anyone worked out the difference in dues on a contract (say 300 pts) between the resorts over the term of the contract? - what i,m getting at is how does v beach at 38 doll per point compare to ak at 80 doll per point (if u didnt mind which resort u stopped at would v beach be economical at 6.6 dollars dues for each point over the length of the contract?.<br />
also, how long are the contracts at each resort (our cali con is 51 years i believe)<br />
i need cluing up before taking the plunge !!  :scared07:</div>
