Just this morning we made an offer on a resale at HHI. Now we just keep our fingers crossed to see if it's accepted or not. Does anyone know how long the sellers have to respond? Is it traditionally 5 days? And since this is the first time we've ever offered less than the asking price, how often to they come back with a counter-offer vs. saying flat out "NO". I just don't know what to expect.

Depends on how motivated the seller is. We offered less on our BWV contract, and asked that they pay closing, and the seller got back to the real estate agent in an hour with a yes.

Well, 2 days and 2 hours later, they've come back with a counter offer. Now let's hope I can (ahem) "entice" Guy into accepting their counter-offer. Then hopefully, Disney won't take it on ROFR. I'm hoping that since it's at one of their "off property" resorts (HHI) which they didn't sell too quickly to begin with, they won't be tempted to ROFR it. I want more HHI points!

I don't have the link handy, but did you check the ROFR thread on DISBoards to see where your price falls relative to what's been reported recently? :confused: Might help you know your odds. :goodvibes: Hope you can get acceptance on both (all three?) sides of the counter!

Well, now, this has been very strange. After our negotiations were finalized (we thought) and the realtor sent us the contract, she then called us and told us to "hold off" on sending it back because the sellers weren't sure about the splitting of the 2010 dues costs (which they'd agreed to but claimed they didn't understand). So now we're sitting here after 2 days of waiting, getting cold feet ourselves. Maybe this contract just isn't for us at this time. Has this type of thing ever happened to anyone else, where the seller renegs, or questions, the agreement? Although we've purchased 2 resales before, they were through different agents and always went smoothly.

So after the contract being "on hold" for 3 days. I just Emailed the realtor this morning and said we were walking away because we just don't want to deal with the sellers any more. If we'd continued, we wondered what else might happen-we just weren't comfortable with the way things were/weren't going. Oh, well-I guess no more HHI points today!

Probably smart to walk away from this one; I'd be nervous too if they started trying to change things like that. Hopefully you'll find a new (and maybe better!) deal right away! :fingerscrossed:

Then the agent blew it. The agent missed an opportunity to close this deal. Maybe the sellers didn't understand your offer, but the agent should have assumed they wouldn't understand anything and spelled out everything as clearly as possible.

Too bad for you. You sounded excited and eager to buy. There have been a number of great HHI deals out there and I only wish I could act on one. Don't worry, more deals are out there. The agent may even come back to you with a locked in counter offer if the sellers were indeed confused. But 3 days? they should have been able to understand the offer a bit more quickly then that.

Hey, you should understand-anytime I talk/think about HHI it excites me. And those 50 points we already own there are getting kinda lonely.

Sorry you didn't get the points Dorothy, but I agree with Tom, you'll find something soon enough. I agree with DG too, you were smart to walk away, this sounds like it could have spelled trouble.
