One of the oft-discussed topics among Disney Vacation Club members is how sales are progressing. Sales of DVC contracts (or lack thereof) is often used as a talking point when debating sales incentives and even policy changes implemented by management.
With that in mind, we've decided to begin tracking new DVC deeds recorded by Orange County. Included in these monthly figures are all direct contract sales for the Walt Disney World-based resorts. The chart currenly includes sales numbers from 2006 to present and will be updated on a monthly basis.

The single metric of quantity of contracts, while useful, would have even more meaning if the total number of points sold per month were shown. We don't know if a lot of 25-point add-on contracts were sold, or a bunch of 200-point contracts. In any case, it's still nice to see the quanitities!

As DVC Mike said, while it would be nice to have additional points of information, it is still nice to have this data point, and thank you to DVCNews for gathering it. It takes time and effort to get this, and I appreciate it. Of course, now the debate can begin as to what it all means!

I know I contributed to that huge number of contracts last month with my add-on! :grin:
The numbers also don't indicate which ones are resales, which though a sale is still a sale, but doesn't mean there is an increase in the number of members. But it probably doesn't matter anyway. :silly:

Thanks from this Geek to DVCNews as well! This is an interesting piece of reference material. I agree that knowing how many points were sold directly through Disney would be more intriguing (or even better, how many were available in each property!) but completely understand that would be difficult or perhaps for the later impossible to determine.
MM- Did you catch this line:
These figures represent direct purchases only--there are no resale transactions included
This might be somewhat OT, but does anyone know if there is a (free) way to access county records for the VGC deeds online? I am guessing that would be out in CA but I'm not sure what their rules are for releasing that info. or what to search on. Do they have to declare things out there like they do in FL? Hmmm...

Aren't purchase prices included in the deed details ?
Generally I'm used to seeing "X property sold to Y buyer from Z seller for $$$$ ".

Nice job. Since it's easy for me to ask others to do some work, can you overlay a few key dates, like "Sales at BLT" started, "OKW Extensions" started, "AKV sales to current members" started, etc to help explain any peaks and troughs, effectives of incentives, etc.
And sure I can understand that December 08 was dismal, but the increase for Jan 09 seems more like a case of booking sales in one quarter at the expense of another.

Thanks to Tim for all his hard work with this.
It is intresting to see the spike after the DTD event in Aug. I bet you will see a spike after this last DTD event.

Wasn't Sept. 2008 when BLT sales to members began? I'm not sure what the lag is from a sale happening and it appearing in these figures...

Unfortunately there is no simple way to do that. The point quantities are not indexed by the county so the only way to get at the point values is to read every single deed. :silly:
Barring unusual circumstances like the 1/15/09 apparent end to small BLT add-ons (which may have caused some spike in small contracts), I think most periods will exhibit similar trends.

I experimented with that. The only way I could think of to do it would be to present the stats in a single column (i.e. all of 2006 followed by 2007, 2007, etc.) That would make the page longer and it wouldn't be as easy to do year-to-year comparisons. With this format I liked the way you could easily compare the last 4 January periods.

Could also have to do with legal issues involving resort pre-sales or just the timing of the County recording the deeds. If you look at my footnotes, it's important to realize that the dates listed are not when the sale occurred but when the County recorded the purchase. It's possible that they were simply backlogged more than usual in Dec '08 and got caught-up in January. Or perhaps people waited until January to take the plunge on those small BLT add-ons.
The February numbers aren't finalized yet but right now it's looking pretty much on-par with the last couple of years.

I think the current multi-column format makes a lot of sense. Maybe put in a few footnotes at the bottom in reverse chronological order for major sales events (BLT sales starting - members only, BLT to general public, AKV starting, OKY extension, etc.)?
Certainly appreciate all the work done so far!
